Evergreen Way Revitalization Plan <br /> plan designates the entire corridor as "Mixed Use Commercial — Multiple Family," and <br /> the land use policies designate Evergreen Way as a "high intensity mixed use corridor." <br /> The general policy direction of the comprehensive plan is to: <br /> • encourage a more intensive mix of commercial and residential uses <br /> • support the land use plan for Evergreen Way with improved transit service, <br /> including high capacity transit <br /> • concentrate higher density redevelopment near transit facilities <br /> • improve pedestrian access between new development, neighborhoods, and <br /> transit facilities <br /> • manage parking supply to promote a balance of travel modes <br /> • enhance and reinforce the quality and character of the commercial district and <br /> surrounding neighborhoods with pedestrian friendly development standards, <br /> streetscape improvements in public right-of-way, and improved design <br /> requirements for new development and redevelopment <br /> • revise City land use regulations and infrastructure standards to improve the <br /> visual qualities of the streetscape on private properties and within public right-of- <br /> way <br /> • promote access management to maintain arterial capacity by reducing the <br /> number of curb cuts, increasing driveway spacing and providing for median <br /> treatment where appropriate <br /> This revitalization plan proposes a variety of land use strategies and capital investments <br /> that implement and are consistent with the relevant, adopted comprehensive plan <br /> policies. No new additional policies are needed to support the revitalization strategies <br /> contained in this plan. No changes to existing policies are proposed. <br /> Project Purpose, Goals and Objectives <br /> The purposes of the Evergreen Way Revitalization Plan are to: <br /> • Significantly improve the performance of the corridor as an economic engine in <br /> terms of services for the community, new housing, job growth, enhancement of <br /> the tax base, and improved property values. <br /> • Support existing and encourage new business activity <br /> • Enhance the livability of the neighborhoods abutting Evergreen Way. <br /> • Improve the walkability, pedestrian comfort and safety, and aesthetics of the <br /> corridor. <br /> Page 7 <br />
