• The buildings will be stepped back from 14th Street, Wetmore (above four stories), <br /> Colby, and 13th Street from Colby to Wetmore. <br /> • The maximum height of parking structures on Block 248 will be 45 feet; maximum <br /> height will be 46'1" on the Cancer Center (Wetmore) Block. On each block an <br /> additional five feet is permitted as necessary for a parapet wall, plus the height <br /> necessary for appurtenant structures. If more parking levels are needed those parking <br /> levels shall be built below street level. <br /> • Garage structure will be designed to look like an"office building" and not a parking <br /> structure. The existing garage is an example of how this may be accomplished. <br /> Parking structures shall not be any taller than 4 parking levels and the existing parking <br /> structure on the corner of 13th and Rockefeller. The existing structure is 45 feet. If <br /> more parking levels are needed those parking levels shall be built below street level <br /> 6. Massing and scale <br /> Intent: <br /> To encourage architectural expression that suggests a high quality urban character and <br /> reduces the apparent bulk of the building into a pedestrian friendly proportion. <br /> Guidelines: <br /> • Buildings should have a distinct"base" at the ground level, using articulation and <br /> materials such as stone, masonry, or decorative concrete. The base should be made <br /> interesting through the use of various attractive architectural details such as windows, <br /> artwork, masonry strips, etc. <br /> • The taller buildings shall be in the center of the site with buildings next to residential <br /> areas stepped back/ <br /> • Step back buildings from Wetmore Avenue (above 4 stories) and 14th Street, similar to <br /> the existing medical office building and garage structure.
