7. Setbacks: No setbacks other than along Oakes. The new buildings along Oakes will be <br /> setback 50 to 100 feet for an average of 75 feet from the back of the sidewalk. <br /> (There currently is no setback for the existing medical office building, garage and hospital.) <br /> 8. Curb cuts <br /> Intent: <br /> To maintain continuous uninterrupted sidewalks by minimizing the impact of driveways. <br /> Guidelines: <br /> • Access should be taken from alleys where feasible. <br /> • Curb cuts for driveway entrances shall be located no closer than 100 feet apart. <br /> • Sidewalk patterns shall carry across the driveways. <br /> • Consolidate vehicular driveways. <br /> • Cancer Center and related parking vehicle access shall be taken from 13th Street only. <br /> • No curb cuts on Oakes. <br /> 9. Parking lots—screening and landscaping: <br /> Intent: <br /> To reduce the visual impact of parking lots and define pedestrian and vehicular circulation. <br /> Guidelines: <br /> • Trees should be used to break up large surface parking areas at one tree per four <br /> parking stalls. <br /> • Trellises, low decorative walls (max 30"high) or raised planters should be used to <br /> screen parking lots from adjacent streets and walkways. <br /> • Wheel stops shall be used to prevent vehicles from overhanging into planting areas. <br /> • Parking lots will provide Type III landscaping along the street frontage. <br /> • The landscape planting areas between the sidewalk and the parking lot shall be 10 feet <br /> wide. Up to half of the width of the plant bed may be placed in the public Right of Way <br /> with permission of the City. <br /> 10. Site access <br /> Intent: <br /> To provide clear and safe pedestrian and vehicular circulation. <br /> Guidelines: <br /> • Both vehicular and pedestrian access points should be clearly visible from adjacent <br /> streets. <br /> • Vehicular access onto the site will be provided from 13th, 14th and Rockefeller Avenue. <br /> • Building entrances shall be prioritized as: <br /> 1. Main Entrance— 13th Street. <br /> 11 <br />
