That the development shall include six softball fields with limited <br /> seating, soccer field and running track, day camp, roller skating track, <br /> three playgrounds and multi-purpose sports activity building. <br /> Approximately 40 acres is proposed for development. The remaining 20 <br /> will be preserved in its natural state. <br /> 2. The bog on the east edge of the property shall be preserved in its <br /> natural siate. No construction of any kind will be allowed within 20 <br /> feet of the edge of ihe bog. <br /> 3. That a natural screening buffer, a minimum of 20 feet in width, will he <br /> left around the perimeter of the proposed project. <br /> 4. All proposed lighting must be designed to prevent inierfering with the <br /> aircraft operations at Paine Field and any existing or future residential <br /> areas. <br /> 5. Drainage shall be designed in conformance with the City Drainage <br /> Ordinance. Adequate coMrol of runoff, including on-site detention and <br /> oil separation, is required. <br /> 6. All water and sewer shall be installed to City standards. <br /> 7. A 30 inch reflectorized stop sign is required at Airport Road. <br /> 8. That a four foot wide graveled walkway be provided linking Peace Pa.rk <br /> with the established Walter E. Hall trail system by 1982. <br /> 9. A detailed drawing shall be submitted to the Public Works Department <br /> showing parking layout, landscaping, driveways, utilities, storm <br /> drainage, and all required improvements to the public right-of-way. <br /> Public Works Depariment approval of these drawings is required before <br /> any permits are issued. <br /> 10. During construction, City streets are to be kept clear �f dirt and debris <br /> and all truck tnt.ffic to and from the site within the City of Everett <br /> shall be on arterial streets unless otherwise approved by the Public <br /> Works Department. <br /> 11. Parking shall be designed in compiiance with City of Everett Zoning <br /> Code requirements and approved by the Building Department prior tc <br /> the issuance of building permits. <br /> 25. Tesiimony was received from a witness who was concerned about trespassing <br /> on his property which is south and sauthwest of the subject property and the <br /> disposal of any raw sewage in the a,-ea. <br /> 26. The witness was informed that the City sewer � rvice would be responsible <br /> for all the sewage and there woeild be no raci sewage in the area. <br /> 27. The witness was informed that all jogging trails would be east of the bog and <br /> therefore would not create trespassing problems to his property. <br /> 2&. No oppositi-on testimony was received to the Special Property Use Permit. <br /> -4- <br />
