The application is for the apFroval a Special P�operty Use Permit for <br /> property located 1,800 feet easi of Airport Road and 600 feet south of Casino <br /> Road in the City of Everett, Washington, and more particularly described as <br /> sei forth in the introduction to this document. <br /> 2. The site is zoned R-S, Suburban Residential as set forth in the City of Everett <br /> Zoning Code. <br /> 3. The site is approximately 60 acres in size with 40 acres projected to be <br /> develoRed. The remaining 20 acres will remain in its natural state. <br /> 4. The parcel has been annexed into the City of Everett and is classified as <br /> Suburban Residential. <br /> 5. By applying for a Special Property Use Permit, the City of Everett does not <br /> have to rezone the subject Qroperty. <br /> 6. The proposed project appears to be compatible with the Cornprehensive Plans <br /> of the City of Everett. <br /> 7. There appears to be no developmentai limitations to the subject proper#y. <br /> 8. Section 19.i8.Q10(B) of the City oi Everett Zoning Code sets fortri the <br /> standards and guidelines for Special Property Use Permits. These gu:delines <br /> are as follows: <br /> 1. Yhe proposed use musr be reasonably compatible with other uses and <br /> potential use within the general area in which the use is proposed to be <br /> located; <br /> 2. The use must not have serious adverse effect on thz ecology and/or <br /> environment of the community; <br /> 3. The use must seeve the public convenience and necessit.y. <br /> 9. 'Che proposed project appears to be compatible with the other uses within the <br /> general area. With the prczposed screening and limited acczss, it appears that <br /> the proposed r�eceational facility will not create any significant disruption of <br /> the neighbors or property. <br /> 10. A Declaration of Non-Si�rifi>.:ance pursuant to a SEPA checklist has beer <br /> issued for the proposed proje�t. '.'he proposed peoject wiil not have a serious <br /> adverse effect on the ecolrgt% an� tne environment of the community. <br /> ll. The recreational far:lity will serve the public and appears to be necessary for <br /> the community. <br /> 12, The Planning Department of the City of Everett nas rccommended approval <br /> of ihe Special Property Use Permit subject to xhe conditions lisied in Finding <br /> �/24. <br /> 13.
