1.3 The buffer along the western edge of the Wetland A may be <br /> decreased by SOX through buffer width averaging. The <br /> recommended area of buffer width reduction is east of the bua <br /> parking lot; this will allow for eapanaion of parking 1n this <br /> area in lieu of losing parking along the southem boundary for <br /> che purpose of creating a wildlife corridor (see condition 2). <br /> Because ihe filling of Wetland D will be significantly reduced, <br /> the area of wetland mitigation in Wetland A will also be <br /> significantly reduced. This mitigation area could, therefore, <br /> be used for buffer width averaging. <br /> 1.4 Create a buffer along the northern edge of Wetland A which is <br /> preseatly maiutained as a lawn area. This will require <br /> re-planting of this area with native wetland buffer species. � <br /> 1.5 Create a 50-foot wide wildlife corridor along the southern <br /> property boundary. Fill only that portion of Wetland D that is <br /> outside of the wildlife corridor; fill shall be sloped at 3:1 <br /> into the wetland. Reduce buffer for Wetland D to 25 feet for <br /> northern portion of the wetland. The purpoae of this condition <br /> is to create a continuous wildlife corridor which connects <br /> several major wetlan3s on the Mukilteo plateau with the <br /> shoreline area and Itasch Bog. The Community Transit Project <br /> (immediately east of the Mukilteo site), has been conditioned by <br /> the city to restore wetlands acd create a continuous wetland and <br /> wildlife corridor along its souihern property boundary. This <br /> corridor will abut the proposed Mukilteo wildlife corridor. <br /> 1.6 Mitigate for remaining fragment of Wetland C because its small <br /> size creates a nonfunctional wetland area. <br /> 1.7 Stockpile the hydric soils and plant layer from Wetlands B, C <br /> and portion of D to be filled. These materials shall be used in <br /> the creation of new wetland area in Wetlands E and A. <br /> 1.8 Aaalyze onsite hqdrology of Wetlands A, D and E to determine <br /> source and quantity of eziatiag wetland hydrolagy. Demonstrate <br /> that proposed project will aot impact the hydrological <br /> requirements of these wetlands and tt�at sufficient hydrology <br /> will be present for proposed created areas. <br /> 1.9 Eliminate or significantly reduce the present and future <br /> traasport of organic and inorganic pollutants into the onaite <br /> wetlands. This includes relocation of the animal aorral <br /> adjacent to Wetland E so that nitrate/nitrite pollut�ats are <br /> either rransported to an appropriatp stox� sewer system or <br /> treated onsite, and construction of a bioswal�, per pu�blic works <br /> standards, to treat any runoff from new parking lot axeas. <br /> 2.0 Relocate the eaisting development outside of the wetland buffer <br /> areas, including the animal corral ad3acent to Tietland E. <br /> -8- <br />
