5. Development of the site must not adversely affect the hydrology of <br /> the site's vetlands. The quantity and rate of water entering the <br /> ��etlands must be determined for current conditions. Under developed <br /> :onditions, a similar rate and quantity of roof drainage or treated <br /> runoff must continue to be discharged to the wetland(s). Prior to <br /> application for building permits and plan review by the Public Works <br /> Department, a characterization of the hydrology of the wetlandsCs) on <br /> or adjacent to this pro�ect that may be affected by the develoFment <br /> of this site must be submitted to and approved by the Planning <br /> Department. (SEPA Water Policies) <br /> 6. Discharge of water to wetlands should mimic natural discharges as ' <br /> much as is feasible. Where poiat source discharges do not occur, <br /> this type of discharge should be avoided. Techniques that result ia <br /> dispersed discharge, such as dispersion trenches or buried perforated <br /> pipe located at wetland buffer edges, can be used to mimic naturally <br /> occurring sheet flow into wetlands. �SEPA Water Policies) <br /> 7. Site topography will be needed to determine whether the site drains <br /> to more than one drainage basin or sub-drainage basin. Natural <br /> draiaage patterns, particularly regarding the proportion of <br /> atormwater runoff discharged to different sub-basins, must be <br /> retained. (SEPA Water Policies) <br /> 8. On-site detention is required per City standards. <SEPA Water <br /> Policies) <br /> 9. If the future use of the site will result in the potential for <br /> accidental spills of chemicals, including oils or fuels, to the <br /> City's sanitary sewer, an Accidental Spill Preveation Plan wi21 need <br /> to be prepared per the direction of the City's Iadustrial <br /> Pretreatment Program. (SEPA Earth and Water Policies) <br /> 10. All chemicals or producta of a hazardous or tozic nature that may be <br /> used or stored on the s3te must be stored under cover and isolated <br /> from the storm drainage system. (SEPA Earth and Water Policies) <br /> 11. Flrture uses of the site must c�mply aith all City policies and � <br /> regulations preventing contamination of surface waters, including ,� <br /> Ordinance 1750-90, the Surface Water System Ordinance, and subsequent <br /> updates to the ordinance. (SEPA Farth and Water Policies) <br /> 12. The bus wash area must be hydrologically isolated from the storm <br /> drain system. The City of Everett's Industrial Pretreatment Program <br /> should be contacted about requirements for discharging wash �rater to <br /> the sanitary sewer. (SEPA Earth and Water Policiea) . <br /> 13. A crater main will need to be extended to serve this site. The Fire <br /> Marshal needa to provide Public Works with the required fire flow so <br /> the main can be properly sized and the linear footage of water main <br /> eztension can be determined.
