The granting of this variance w'll not have any impact on the Comprehensive <br /> ' Plan. <br /> IStaff Recommendation: <br /> Based on the above findings the staff recommends aPp[oval of the Special , <br /> �' Property Use Permit and the Variance required for the completion of the View Ridge <br /> �School expansion with the following conditions: <br /> �1. That water s=rvice be provided from one or more of the 6" cast iron mains in ' <br /> ', Forest Drive, Alder Street and 50th Street S.W. As-builts, easements, and a one <br /> � I year Warrantee Bond in the amount of 10% of the cost of construction of the <br /> public water system shall be provided within 10 working days of obtaining public <br /> I� water connection. <br /> 2. That fire hydrants 5e installed so as to be within 200 feet but not closer than iu <br /> feetfrom every structure. <br /> 3. That a sewer interceptor fee shall be paid prior to issuing permits based on the <br /> Ordinance in effect at that time. Sewer service shall be provided through one or <br /> more of the existing 8" concrete mains in Alder, Sunset and Basswood. <br /> 4. That an energy dissipation system be provided at all storm drain outfalls into the <br /> open drainage system and that all storm water exit the site at its naturally <br /> occurring location. <br /> 5. That Sunset shall be deeded to the City and improved to current City standards or <br /> access easements must he granted to land locked properties. <br /> 6. That pedestrian improvements acceptable to the Public Works Departnent shall <br /> be provided on Alder and 50th Streets. <br /> 7 7.
