0
Geotechnical Report - : F ised
' Proposed Apartments: 1002, 1006, and 1008 Broadway Street, Everett, Washington
May 12, 2015
The site is relatively flat, sloping down gently from the southwest to the northeast, with
about 10 feet of elevation change across the site. The site contains existing residences
and appurtenant structures, and is vegetated with lawns, trees and landscaping shrubs.
The existing residence will be demolished to make way for the proposed development.
Plates 1 and 2(previous page and above) illlistrate the general site conditions.
We understand it is planned to develop the site with a six-story, 120-unit apartment
building. The building will consist of five levels of wood-frame construction over a
ground level conci•ete podium.
The ground level of the building will have a finished floor elevation of 119 feet. We
estimate cuts of two to nine feet will be needed to achieve construction subgrade
elevations. The excavation will extend to within five feet of the south property line, 25
feet of the west property line, 17 feet of the north property line, and 2 feet of the east
property line. The conclusions and recommendations in this report are based on our
understanding of the proposed development, which is in turn based on the project
information provided. If the above project description is incorrect, or the project
information changes, we should be consulted to review the recoininendations contained
in this study and make modifications, if needed. In any case PanGEO should be retained
to provide a review of the final design to conIirm that our geotechnical recommendations
IS-048 IOOS l3roadway, Reviscd PaTe 2 PanGEO, InC.
