6 <br /> discriminatory image and will be at the discretion of the Park Director or <br /> designee. <br /> G Custodial and Security. <br /> i. BCG shall be responsible for on-going custodial maintenance and <br /> cleanliness of the clubhouse, pro-shop, restaurant, rental hall, (including <br /> all associated restrooms), connecting foyers and adjoining patios, <br /> dumpster locations, walkways and hardscape areas adjacent to the <br /> described buildings. BCG shall not be responsible for maintenance of the <br /> turf, grass, parking lot or landscaped grounds within the facilities. The <br /> City shall, at its own expense, make all repairs and replacements to the <br /> physical structure of the facilities including roofs, HVAC, utility systems, <br /> patios, walkways, drainage, parking areas, building surfaces and maintain <br /> the building security and video surveillance systems. <br /> ii. BCG shall be responsible for opening and locking the golf course gates <br /> when the golf course opens and closes. BCG shall arm and disarm the <br /> electronic security system and coordinate pass codes, keys and security <br /> measures with the City. <br /> iii. BCG shall, at its own expense, and at all times: <br /> a. Keep the Facility in a neat, clean, safe, and sanitary <br /> condition. <br /> b. Keep the glass of all windows and doors clean and <br /> presentable. <br /> c. Remove snow and ice from walkways leading to clubhouse <br /> doorways,provided, BCG shall not be responsible for snow <br /> or ice removal in any area other than walkways leading to <br /> clubhouse doorways. <br /> d. Furnish all cleaning supplies and materials needed to <br /> maintain the Facility in the manner described herein. <br /> e. Provide custodial services or contract with a professional <br /> custodial company that is licensed and bonded. <br /> f. BCG shall supervise to see that the entire clubhouse is <br /> cleaned on a daily basis. BCG shall review its proposed <br /> cleaning frequency schedule in its Operating Plan and <br /> Procedures manual with the City. <br /> H. Employees. BCG shall select and employ the Director of Golf and Food and <br /> Beverage Manager(the foregoing hereinafter referred to as the "Key Employees") <br /> as well as all other personnel for operation and maintenance of the Facility, all of <br /> who shall be employees of BCG. BCG shall be responsible for all payroll <br /> obligations relating to federal income tax, self-employment FICA taxes and <br /> contributions, and all other so-called employer taxes and contributions, including, <br /> but not limited to, industrial insurance (Worker's Compensation), and that BCG <br /> 4 <br />
