Intracorp E-3592-520
.. September 23, 1998 Page 4
This report has been prepared for specific application to this project only and in a manner
consistent with that level of care and skill ordinarily exercised by other members of our
profession currently practicing under similar conditions in this area for the exclusive use of
Intacorp, and their representatives. No warranty, expressed or implied, is made. This report,
in its entirety, should be included in the project contract documents for the information of the
contractor.
Slooe Evaluation
The site slopes down to the north, east and southeast. The north slope ranges from twenty
(20) to thirty (30} feet high and has a gradient of less than 2H:1 V. The east slope has a
gradient of 2H:1 V and is on the order of seventy (701 feet high. The southeast slope has a
gradient of about 1.5H:1 V and is about seventy (70► feet high. The 1.5H:1 V slopes were
constructed during the mass grading of the Seaway project during the summer of 1996. The
slopes were constructed by excavating into the dense to very dense native soils. This slope
inclination was selected during design of this project in order to provide a stable slope based
an the soil conditions.
At the time of our field exploration, we did not observe indications of slope movement on the
2H:1 V or 1.5H:1 V slopes.
Construction Setbacks
The City of Everett Environmentally Sensitive Areas regulations requires a twenty-five (25)
foot setback buffer from the top of slopes with gradients of 40 percent or steeper. This
would include the 2H:1 V and 1.5H:1 V graded slopes on the east and southeast sides of the
site. With the very dense nature of the excavated slopes and the improved drainage
conditions at the top of the slope, the buffer can be reduced. In our opinion, it should be
feasible to extend pavements and walkways to within two feet from the crest of the 2H:1 V
and 1.5H:1V slopes. Buildings should maintain a top of slope setback of ten (10) feet.
Site Preparation and General Earthwork
We anticipate grading operations will primarily consist of placing building and pavement area
fills and installing underground utilities.
Building and pavement areas should be stripped and cleared of surface vegetatian, organic
matter and any other deleterious material. In no case should stripped materia{s be used as
structural fill or be mixed with materials to be used as structural fill.
Earth Consuhanta, Inc.
