The property that is <br />currently zoned R-3 is located in in unplatted piece of property and is <br />southeast of the triangular piece oi property. A r.opy of the site map for <br />the proposed rezone was submitted as F.xhibit 3 and is hereby attached and <br />incorporated as part of these findings. <br />The request �f the Applicant is for a re:zone of the subject properties to B-1, <br />Neighborhood Shopping Zone �ss established in :he City of Everett Zoning <br />Code. <br />The surrounding properties have t:he following zoning and land use <br />Jesignations: north: single-farr:ily, R-1 -- sout:h: commercial, R-1 -- ea::t: <br />multiple-family, R-1 -•• west: duplex, R-2. <br />The existing land use on the subject property is a cabinet shop. <br />The established land use pattern indicates this area as neighborhood <br />commercial. The majority of the Applicant's property is E-1 and has been in <br />use in accordance with that zoning designation. <br />The proposed zone change would be an extension of the B-t zoning to the <br />north and the east. <br />No population density would increase as a result of this rezone and there <br />would be no increase on the public facilities' load. <br />
