The App'icant testified to be in support of the recommendations of the City <br />of Everett Planning Department. <br />CUNCLUSIONS <br />The application is for approval of a n�zone of property located at 6629 <br />Beverly Boulevard in the City of Everett, Washington, and more particularly <br />described as set forth above. <br />2. The current zoning cl:.;:ification for the above described property is R-1, <br />Single-Family Low fjensity Res�dential and R-3, �lultiple-Family I.ow <br />Density Residential. <br />3. 1'he requestfor the rezene is to ciassify the above described property as 8- <br />1, Neighborhood Shopping Zone. <br />4. Pursuant to the City of Everett Ordinance l/692-80 which is the ordinance <br />creating the office of the Land lise Hearing Examiner and settin�r, !orth the <br />duties of the Hearing Examine:, the Hearing Examiner for ttie City of <br />Everett, Wazhington, has auth�rity to make recommendations to the City <br />Cauncil for the proposed rezo�ie. <br />5. Chapter 19.68 of the City of Everett Zoning Code grants the City authority <br />for rezoning property. <br />6. The Planning Department of the City of Everett has determined that a <br />rezone from R-1 and R-3 to B-1 for the subject property would be in <br />conformance with the 1968 and 19i2 Comprehensive Plan; of the City of <br />Everett, Washington. <br />7. The rezone would be a loglcal extension of B-1 that is adjacent to the <br />subject property. <br />8. The rezone would benefit not only the owner of the property but would <br />benefit the public as well by providing an area of transition. <br />9. The rezone is in the public interest and public welfare in that it will provide <br />for continuity of zoning within the area. <br />10. The public welfare of the City of Everett will not be adversely affected or <br />influenced by the change of the zoning classification of the subject property. <br />11. A rezone will allow for the deve;opment of the subject property so as to <br />conform with existing zoning regulations. The rezone will correct violations <br />of the existing zoning regulations. <br />12. The rezone will not generate any s,gnificant volume of traffic. <br />l3. The rezone will not adversely afiect any property values in the area. <br />14. The rezone is consistent with the City of Everett Zoning Policy in that <br />where an ownership is splft by zoning boundaries, minor adjusYments in that <br />boundary l7ave been supported and permit reasonable development. <br />15.
