INFORMATION FOR DEVELOPER: (Health and Fitness Center) <br /> The following information is provided for the developer s benefit. These are not SEPA conditions <br /> but are associated with other laws or requirements. All requirements are preliminary in nature, <br /> and are based upon lhe preliminary site plan and lhe ordinances in effect at the time of <br /> submittal for SEPA review. The proposai must comply with all ordinances in effect at the <br /> time a complete building permit application is filed, including those not specificaliy set <br /> for herein. (Exceplion: For vesting under the Zoning Code, please refer to Section 44 of the <br /> Zoning Code). Contact lhe Planning Department for information regarding appeals processed <br /> for the requirements listed in this document. <br /> 1. A Public Works Permit is required (or this project. Detailed drawings in accordance with <br /> Cily Design and Construclion Standards shall be submilted to the Public Works <br /> Department, showing site parking layout, landscaping, utilities, slorm drainage, temporary <br /> construction erosio� contral, and all required improvements in the public riyht-of-�vay. <br /> Public Works Department approval of lhese drawings is required prior to any permits being <br /> issued. All improvements shall be completed, approved and warranted be(ore the <br /> Occupancy Permit is issued/final approval is granted. <br /> 2. Provide irontage, pedestrian and bicycle improvements as needed. Minimum ihroat depth <br /> for proposed development if 25 feet belween face of curb and first parking stail. Site <br /> pedestrian access and driveway lhroat depth acceptable as shown in plans submilted for <br /> SEPA review. <br /> 1. A Public Works Permit is required for this project. Contact <br /> lraffic engineer for further trip generation comments. <br /> 5. Everett Community College (EvCC) must complete updaled parking study, including <br /> evaluation of current parking demand on-and off-campus and at the satellite parking <br /> (acilities, including College Plaza and existing fitness center on 13"' Street. Any gradinglfill on lhis site shall be done so as to not impact the surrounding properties. <br /> ;: <br /> >:. 7. This project must comply with the current City of Everett Building Code and Sprinkler <br />�= Ordinance. Building permits are required for this construction. Consiructior for this building <br /> must adhere to the City of Everett building code.
