20. Placement and screening of refuse disposal areas must be provided per Section 39.080 of <br /> the Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br /> family, commercial, industrial, and institutional developments and shal! not be located in a <br /> required (ront yard setback area, or streel side setback area for corner lots. Where an <br /> alley abuts a lot, the garbage receptacles, dumpster, or recycle bin shall be located <br /> adjacent to the alley. <br /> b. All garb2ge dumpsters and recycle bins must be screened from view from the street <br /> and irom adjacent properties. This screening may be done using dense vegetation or by <br /> placing the dumpster or recycle bin in a structural enclosure. <br /> c. For specifics on design of refuse and recycling facilities, contact Rubatino Refuse <br /> Removal, Inc. al 259-0044 for areas generally north of 112th 5lreet. For areas east of I-5 <br /> from Valle��"'ew soulh, contact Waste Managemsnt Northwest, Inc at 337-1197. <br /> 21. Any rockeries or retaining walls proposed in required setback areas must be in <br /> contormance with Section 39.150 of the Zoning Code. <br /> 22. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of <br /> the Zoning Code. Screening may inciude the use of paint and/or other architectural <br /> embellishi�ients which will minimize the appearance of the appu�tenances. Pointing shali <br /> be visually harmonious to that used on lhe exisling buildings. NOTE: The recently <br /> conslructed Arts and Science Building has rooftop mechanical equipment which is visible <br /> irom lhe public rights-of-way and not in compliance wilh Section 39.040 of the EMC. The <br /> applicant is required to provide a plan for screening the mechanical equipment of the <br /> Health and Fitness Center building. This pian must be reviewed and approved by the <br /> Planning Department prior to the issuance of any Public Works or Building F.;mils for the <br /> proposed project. <br /> 2?. Building setbacks in the B-2-I Zone must comp!y with the minimum building setbacks in <br /> Ordinance No. 2232-97. New buildings shall have a minimum lwenty(20) foot setback <br /> from all property lines. If an existing buildin� has a setback of less than 20 feet, an <br /> additional or alteration to the building may have a setback less than 20(eet provided that <br /> the addition or alteration is not closer to the property line than the exisling building. <br /> 24. Building height for slructures in the B-2-! Overlay Zone must comply with the height limits <br /> as outlined in Ordinance No. 2232-97. Building height shall not exceed 35 feet when <br /> located less than 75 feet from lhe perimeter of the campua. Buiidings located 75 feet or <br /> more from the perimeter of the campus shall not exceed 50 feet in height. The applicant is <br /> proposing a one (1) to two (2)story Student Health and Fitness Center building. The <br /> applicant has submitted a site plan and building elevations showing that the proposed <br /> project meets the minimum setback and height requirements in comptiance with <br /> Ordinance No. 2232-97. <br /> �� <br />
