Health and Fitness Center(Landscapinq) <br /> LandscaF•ing must be provided per Section 35 of the Zoning Code and shall be in accordance <br /> with the general concepts indicated in the master site plan. Permits for the construction of the <br /> Health and Filness Center shall not be issued until a detailed landscape plan (or the parking <br /> area and perimeter landscape areas along Tower Street and Broadway Avenue has been <br /> reviewed and approved by the Pianning Department. <br /> Note: The Illustrative Plan (Drawing No. L-111) provides a conceptual landscape design which <br /> meels the landscape requirements per Section35 of the EMC for the proposed project. Prior to <br /> issuance of any permils, landscaping plans must be reviewed and approved by the Planning <br /> Department per Section 35.100 of the Zoning Code. Prior to lhe i:suance of any permits, the <br /> applicant must submit a Final Landscape Plan o.:�ich includes a Plant Schedule, the number, <br /> species and localion of all trees, shrubs and ground cover on the subject site. The landscaping <br /> plan must also show location and dimensions of required vegetated swales, wetpo�ds, <br /> detenlion ponds, rockeries and retaining walls, and grading at 2 foot intervals. Irrigation systems <br /> must be provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2-year <br /> maintenance assurance device must be provided for the landscaping per Section 35.130B of <br /> lhe Zoning Code. <br /> Topner Motel IPerimeter LandscapinqZ <br /> • A landscape strip a minimum of tan (10)feet wide must be provided along both the <br /> north and soulh properiy lines. l�hese areas shall be planled wilh Type III landscaping <br /> except for the drives�ays. <br /> • A landscape strip a rr�oimum oF ten (10) (eet wide must be provided in lhe setback <br /> area along the Broadway Avenue street frontage. This area shail be planted wilh Type <br /> III landscaping except fnr the driveways. NOTE: Broadway Avenue is designated as a <br /> "G�'eway Corridor" in lhe Cily of EverelPs General Plan and all landscape lreatment <br /> along Broadway must comply with "Gateway Corridor" standards. <br /> • A landscape strip a minimum of fi�•e(5) feet wide must be provided along the west <br /> interior property line. This area shall be planled with Type III landscaping. <br /> T_Opper Motel (Interior Landscapinq) <br /> � Landscaping shall be provided in the interior oF the parking lots for any new parking <br /> stalls. At a minimum one (1)tree must be planted for every six (6) parking stalls within <br /> the interior of the parking lot including shrubs and ground cover. Ttie applicant must <br /> also provide shrubs and ground cover. Landscape areas must be planted and located <br /> per Section 35.080E of the Everett Municipal Code. <br /> NOTE: The applicant has submitted a landscape plan for the Topper Motel surface <br /> parking lot wtiich has been reviewed and approved by the Everett Planning Department. <br /> All perimeter landscaping on the subject site must be in accordance with the approved <br /> landscape plan (Drawing No. L-510). Any changes to this plan must be reviewed and <br /> approved by the Everett Planning Department. The proposed interior landscaping per the <br /> above referenced landscape plan did not meet the minimum requirements for interior <br /> landscaping (1 tree per 6 parking stalis)as previously referenced.
