Review Process I <br /> Administrative Decisions are not subject io public comment or appeals. <br /> i Prior to issuance of any permits, landscaping plans must be reviewed and approved by <br /> lhe Planning Department per Seclion 35.100 of the Zoning Code.The landscaping <br /> plan must show location and dimensions of required vegetated swales, wetponds, <br /> detention ponds, rockeries and retaining walls, and grading at 2-foot intervals. <br /> Irrigation syslems must be prc �ided in all la�dscaped areas per Section 35.130 of the <br /> Zoning Code. A 2-year mainte �ance assurance device must be provided for the <br /> landscaping per Section 35.13�B of lhe Zoning Code. NOTE: Prior to the issuance of <br /> any Public Works or Building Permits (or the Health and Fitness Center, the applicant <br /> must submit Final Landscape Plans showing the location, number and species of <br /> trees, shrubs and ground covers as well as vegetated swales, rockeries, retaining <br /> walls and irrigalion syslems. The applicant has indicated in their response to SEPA <br /> #09•001 dated April 9, 2009, that they will comply with these requirements. <br /> Fire Deaartment Comments (Health and Fitness Center) <br /> 1. Access -The Inlernalional Fire Code requires that all new structures shall provide Fire <br /> Department access roads to within 150 feet exterior walking distance of all portions of the <br /> ground floor. Fire Department access roads (Fire Lanes) shall provide a minimum of 20 <br /> feet in width of unobsirucled, paved driving surface wilh a minimum ciear height of 13'6". <br /> Inside turn radii must be 35 feet. Slope approach and departure angles must not <br /> exceed 10 degrees. Fire lane grade must not exceed 15 percent. Fire lane <br /> construction must comply with AASHTO H30 load capacity. Fire Lanes will be posted <br /> and maintained as required by the Fire Department. Unorthoclox access which meets <br /> code requirements but is too unusual for crews will not be allowed. <br /> Note: Parking lot radius needs lo be adjusled lo provide access lo North broadway Avenue <br /> (corner by bike rack area). <br /> 2. Two (2) Knox Boxes are required, localion to be determined by lhe Fire Marshal. <br /> 3. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire lanes shall <br /> be identified by red curbs with white sienciling staling "NO PARKING - FIRE LANE" and <br /> vertical signs stating "NO PARKING - FIRE LANE -TOW AWAY ZONE." Location shall be <br /> approved by the Fire Code Official. <br /> 4. Fire Lane Markinn - Fire apparatus access roads shall be marked whenever necessary to <br /> maintain the u�obstructed minimum required width of roadways. Fire ianes shall be <br /> marked as follows: <br /> a. Curbs shall be identified by red traffic paint with a 6-inch wide stripe on the top and <br /> front, exlending the length of lhe designated fire lane. <br /> b. Rolled curbs shall be identified by red traffic paint with a 6-incti wide stripe on the <br /> curb, extending the length of ihe designated fire lane. <br />� /`�. <br />
