_ - main floor and the base�„znt. The basement has been converte� mto a separate living unit, <br /> without the benefit of permit from the City of Everett. Access to the upstairs is through a steep <br /> stainvay with minimal headroom. A minimum of five parking stalls is required on site for the <br /> 1,088 square foot structure. The basement shall not be used for any clinic or residential activiry � <br /> without additional parking provided on site. <br /> 9. The living unit created in the basement was done without the benefit of pertnits or approval from <br /> the City. The cooking facilities should be removed from the basement and the space should <br /> only function as a tall crawl space. If the space is to he used for any portion of clinic or <br /> residential living then additional parking will be required on site, and building permits obtained <br /> for the work which was completed. If the desire is to have a clinic upstairs and residential unit in <br /> the basement a sprinkler system will be required to be installed in the entire structure. <br /> 10. Setbacks for the site are zero from all property lines. The maximum building height is 35 feet. <br /> 11. Type III landscaping shall be provided along the fro�it property line, as well as the interior <br /> property lines. These plantings must meet the zoning code standards as established in section <br /> 35 and outlined below. A landscape plan will need to be submitted for review by planning staff <br /> for compliance with thosa standards established. <br /> • A strip ten feet wide across the property's frontage along Broadway Avenue. <br /> Broadway Ave is deaignated as a "gateway corridor" in the City's Comprehensive <br /> Plaii. Street trees shall be planted at 20 feet on center along Broadway Avenue (a <br /> minimum of two (2) trees shall be provided). Shrubs and lawn or groundcover will <br /> need to be provided interspersed with the trees. <br /> • A strip five feet wide shall be provided along the interior property lines. Trees shall <br /> be planted at 30 feet on center(a minimum of four (4) trees shall be provided along <br /> each side property line). <br /> • Existing landscaping on site may meet the intent of the IandscaFe standards <br /> contained in the Zoning Code. Existing plantings should be included on your <br /> landscape plan for review at time of building permit. Include height, spacing, and <br /> species (if possible) of any existing landscaping. The landscape plan showing <br /> existing and new plantings will be reviewed to confirm whether the standards <br /> established in Section 35.050 of the Zoning Code have been met. <br /> 12. Any signage pioposed on site must comply with Section 36 of the Everett Zoning Code. A <br /> building permit is required for installation oF a sign on site. There does not appear to b� any <br /> record o(permit for the sign already existing on site. A building pertnit application will need to <br /> be made for tlie installation, or retention, of a sign on site. Sign category A standards apply to <br /> this site, which include a maximum sign area of 75 square feet, and a maximum he?ght of 25 <br /> feet. Height of a sign is directly related to the setback of the sign from the property line. A site <br /> plan showing the sign location in reiation to all property lines is required, as well a;� details on <br /> the sign size, construction and installaticn. <br /> 13. Obtain a Business License from the City Clerk's Office. <br /> 14. Any future change of use of the site may require review by the City to determine if the new use <br /> meets the intent of this permit or if it will require a new application. <br /> 15. A Public Works Permit is required for this project. Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department, <br /> showing site parking layout, landscaping, utilities, storm drainage, temporary construction <br /> erosion control, and all required improvements in the public right-of-�•;ay. Public Works <br /> Department approval of these drawings is required prior to any per:nits being issued. All <br /> �3 <br />
