In commercial zones, it <br /> is prohibited to have fences located between any public street and the front of any building(EMC 19.39.070). <br /> So, unfortunately the fenced area fronting on Broadway would have to be completely removed -•it could not <br /> just be reduced in height.The other play area is ok. <br /> 2) Number of Parking Spaces Required:At least 10 Spaces (3 of which are Ioading/off loading spaces)This is based <br /> on the in(ormation you gave me al the counter at permit intake--7 Employees and 42 Children. If you are <br /> adjusting this, let me know. Daycare,commercial parking requirement= 1 space per each 10 children or 1 <br /> employee,whithever is greater, plus 1 loading space for each 20 children. <br /> 3) Landscaping—Landscaping will be required to te updated as shown on plan:shrubs added and a tree added on <br /> Broad�vay where the driveway will be removed and replaced with landscaping along the frontage. <br /> 4) Signs- Thc existing freestar,ding sign on �roadway is on the public right-of-way and will be required to be <br /> removed with any new vgns permitted on the building.
