Criterion No. 2:
That the variance will not be materially detrimental to the property in
the arca of the suUject property or to the City as a whole.
Findings: The canopy existed near the same location where the
proposed canopy is being located. Landscaping will still be installed.
There will be approximately seven feet of landscape width provided
along Broadway Avenue and fourteen to nineteen feet along Pacific.
Removal of an existing curb cut will provide for additional landscaping
plus safer ingress and ebress from the srte.
Conclusions: The new canopy should not be materially detrimental
and there will be landscaping where previously there was none.
Criterion No. 3:
Thhts en oa ed b other lYror ert thn Stheesame ar aY and zone xas the
b J Y Y p p Y
subject property.
Findings: The B.P. service station has a canopy extending into the
required setback and a reduced landscape width along Broadway
Avenue.
Conclusions: Other service stations in the area have reduced
landscaping or carapies extending inro the required setbacks.
Criterion No. 4:
That the variance is the minimum necessary to allow the subject
property the general rights described in Criterion 3.
Findings: To setback the canopy the required ten feet and provide
landscapng would most likely requre the reduction of the number of
, fuefing stations or the removal of the existing service station building.
Typically, service stations have two rows of fuelmg stations. I
Conclusions: The variance is the minimum necessary to allow the i
existing service station to remain at its present location and to retain the
same tow of fuelirg stations as it had previously.
Criterion No. 5:
The granting of the variance is consistent with the goals and policies of
thc Everett General Plan.
Findings: The Everett General Plan designates this properiy as 3.6,
Gateway Area. Street trees will still be provided along Broadway and
Pacific.
Conclusions: The granting of the variance is consistent with the City's
General Plan.
Criterion No. 6: The need for the requested variance is not the result
of a self-created hardship.
----`..•
