Criterion No. 2: <br /> That the variance will not be materially detrimental to the property in <br /> the arca of the suUject property or to the City as a whole. <br /> Findings: The canopy existed near the same location where the <br /> proposed canopy is being located. Landscaping will still be installed. <br /> There will be approximately seven feet of landscape width provided <br /> along Broadway Avenue and fourteen to nineteen feet along Pacific. <br /> Removal of an existing curb cut will provide for additional landscaping <br /> plus safer ingress and ebress from the srte. <br /> Conclusions: The new canopy should not be materially detrimental <br /> and there will be landscaping where previously there was none. <br /> Criterion No. 3: <br /> Thhts en oa ed b o�ther lYror ert thn Stheesame ar aY and zone xas the <br /> �b J Y Y p p Y <br /> subject property. <br /> Findings: The B.P. service station has a canopy extending into the <br /> required setback and a reduced landscape width along Broadway <br /> Avenue. <br /> Conclusions: Other service stations in the area have reduced <br /> landscaping or carapies extending inro the required setbacks. <br /> Criterion No. 4: <br /> That the variance is the minimum necessary to allow the subject <br /> property the general rights described in Criterion 3. <br /> Findings: To setback the canopy the required ten feet and provide <br /> landscap�ng would most likely requ�re the reduction of the number of <br /> , fuefing stations or the removal of the existing service station building. <br /> Typically, service stations have two rows of fuelmg stations. I <br /> Conclusions: The variance is the minimum necessary to allow the i <br /> existing service station to remain at its present location and to retain the <br /> same tow of fuelirg stations as it had previously. <br /> Criterion No. 5: <br /> The granting of the variance is consistent with the goals and policies of <br /> thc Everett General Plan. <br /> Findings: The Everett General Plan designates this properiy as 3.6, <br /> Gateway Area. Street trees will still be provided along Broadway and <br /> Pacific. <br /> Conclusions: The granting of the variance is consistent with the City's <br /> General Plan. <br /> Criterion No. 6: The need for the requested variance is not the result <br /> of a self-created hardship. <br /> --�--`..��• <br />
