" <br /> Therefore, the applicant proposes to designate the buildings existing 13 on-site pazking spaces <br /> and utilize the 12 space shortfail to be used for the propc,sed 10,Q00 sq.ft. of "office space for <br /> off site facilities" which is a commercial activiry. This would allow for the new parking area <br /> ro be used only for the residential activities within the building. <br /> 2. A Parking Covenant which specifies the parking arrangements as outlined in condition Nl above <br /> must be recorded with the Snohomi�h County Auditor's o�ce for both properties. The <br /> property on which the building is located and the property to be developed with the new pazking <br /> area. A copy of the recorded covenant must be prov►ded to the the City of Everett Planoing and <br /> Communiry Development Department. <br /> 3. Building and Public Works permits are required for the new pazking area. The additional <br /> required parking azea must be paved and landscaped in accordance with City Design and <br /> Construction Standazds and Zoning Code requirements. <br /> 4. The second floor cannot be used unti] exit access at the north end is reinstated. Two exits are <br /> required and the cunent north end use prohibits access to the stairway� locateci in the north end <br /> of the building. <br /> 5. Confidence tests aze required on the following fire/life safery systems: � <br /> a. Range hood suppression - last test 12/98 (required semi-annually) <br /> b. Fire alarm system - last test 10/98 (required annualiy) <br /> 6. Access - O.K. as shown on the site plan reviewed. <br /> 7. When access to or within a structure or an area is unduly difficult because of secured openings <br /> or where immediate access is necessary for life saving or fire-fighting purposes, the Fire <br /> Department may recommend or require a key box to be installed in an accessible location. A <br /> rapid entry system may also be desirable in order to avoid unnecessary damage while making <br /> entry to any building during an emergency situation. <br /> Please call (425) 257-8123 for further information. <br /> 8. Premise Identification - Premises shall be clearly identified by the correct address at the street <br /> entry. Buildings shall be clearly identified so as to be visible and legible from the access road. <br /> Individual apar[ments and suites, where applicable, shall be cleazly and legibly identified from <br /> the access road. <br /> 9. Fire Hydrants - Locations as shown on the site plan are acceptable. <br /> 10. Portable Fire Protection- A portable fire extinguisher with a minimum U.L. rating of <br /> 2-A:10-B:C shall be provided within 75 feet of travel on all floors of each building during <br /> constr�ction and prior to occupancy. <br /> 11. Kitchens - Install a fire extinguisher with a U.L. "K" rating within 30 ;eet of the grill and deep <br /> fryers. <br /> 12. Fire Alarni System - Confirmation of an approved automatic fire detection system shall be <br /> provided as required by City Ordinance No. 1902-92, Chapter 16.76, of the Everett Municipal <br /> Code. <br /> � <br />
