The subject property does not contain any environmentally sensitive features <br /> as defined by Section 37 of the City's Zoning Code. <br /> Conclusion: No significant adverse impacts on the natural environment will result from this <br /> short subdivision. <br /> 6. Drainage—The proposed project and design shall meet the requirements af the City's <br /> Drainage regulations. <br /> Finding: The proposed project is located in the Ravenna Creek Drainage Basin. There <br /> would be additional runoff generated by the addition of impervious surtace area in <br /> conjunction with this project. <br /> Conclusfon: The City is requesting that drainage improvements be installed with this <br /> project, including the following: <br /> —an individual roof downspout infiltration system must be installed for the lots in order to <br /> mitigate impacts on drainage. <br /> 7. Open Space—The proposed project and design shall meet the requirements for open space <br /> and on-site recreation as defined in Section 7.F.20 and 21 of the Land Division Ordinance. <br /> Finding: The R-1 zone requires that all lots leave 65% of the lot area in open space. All <br /> lots in this short subdivision meel minimum zoning code requirements for the R-1 zone. <br /> Except for Lot 2, all lots would have a minimum n00 square-foot rear yard area with a <br /> minimum dimension of 15 feet, as required by EMC Chapter 18.28.250. <br /> Conclusion: Adequate provision for open space can be provided on each lot in this short <br /> subdivision. Note: the rear setback for Lot 2 must be revised so as to provide a 600 square <br /> foot minimum rear yard. <br /> 8. Public Services -The proposed project shall be designed to meet the fol�owing: <br /> a) Adequate water supply to City Standards; I <br /> Findfng: There is an existing water main located in Broadway that will serve the site. <br /> Conclusion: The existing water supply is adequate to�erve the site. <br /> II, <br /> b) Adequate sewage disposal; <br /> Finding: There is an existing sewer main located along the property frontage on <br /> Broadway. <br /> Conclusion: Adequate sewage disposal would be provided. <br /> c) Appropriate surface water management to City Standards; <br /> Finding: Refer to findings and conclusions listed under Item #6, above. <br /> Conclusion: Impacts on surface water would be mitigated if the project meets the <br /> conditions conlained in this decision. <br /> 3 <br /> � 29301Vetmore,Suite 800,Everett,WA 98201-4044 !
