Existtng Public Facflitfes and Services—The proposed project shall be designed to not <br /> adversely impact the following public facilities and services: <br /> a) Existing streets and other transportation systems; <br /> Finding: The proposed short subdivision will add approximately 10 average daily trips <br /> (ADT) to the City's street system. The City's Small Project Impact Fee Ordinance <br /> (SPIFO) is applicable to this project. This projecl's street frontages are presently not <br /> improved to City Standards. The Public Works Department is requiring fuil half-street <br /> improvements on the property's frontage on Lowell Road and Broadway. <br /> Conclusion: Full half-street improvements will be required along the frontage.
