Flood Plain—The proposed project and design shall meet the requirements of the Everett <br /> Zoning Code and Floodplain Overiay Districts and Regulations. <br /> Flndfng: The subject property is located in Zone"X" as show�� by the National Flood <br /> Insurance Program Map for the City of Everett. Zone X refers to :hose properties outside <br /> the extent of the 500 year floud. <br /> Conclusion: Flood plain requirements do not apply. <br /> 8. Landscaping Standards -The proposed project and desiyn shall meet the landscaping <br /> standards as established by the Land Division Ordinance. <br /> Finding: Subsection 7.F.3 of the Land Division Ordinance requires landscaping for all shoR <br /> subdivisions. These standards require landscaping (i.e., street trees) along a projecCs street <br /> frontage, and where a setback modification is proposed. <br /> Conciusion: Street trees will be required a�ong the property frontage on Lowell Road and <br /> Broadway and along the common lot line between Lots 1 and 2 pursuant to Subsection 7.F.3 <br /> of the Land Division Ordinance. Landscaping must be installed p�ior to issuance of final <br /> approval. <br /> NOW, THEREFORE, the City of Everett hereby GRANTS PRELIMINARY <br /> APPROVAL of Short Subdivision #00-013 with the following conditions: <br /> 1. Lot design/configuration for this short subdivision shall be as shown on the preliminary short <br /> plat map on file with the Planning 8 Community Development Department. Any char.ges in <br /> lot design/configuration will require approval both by Planning and Public Works <br /> Departments. <br /> 2. Fire hydrants capable of providing the required fire flow must be located within 350 driving <br /> feet of all residences in the proposed subdivision. Locations of the hydrants must be <br /> approved by the City Fire Marshal. The hydrants must meet City specifications. <br /> 3. The city of Everett prohibits outdoor burning. No fires for the purpose of disposing of <br /> construction debris will be allowed. Fire safery practices during construction must be in <br /> compliance with Article 87 of the Uniform Fire Code. <br /> 4. Water services and sewer services must be installed to each lot prior to final approval. <br /> 5.
