Previous Site Plan & Notice of Application and f'.roposed MDNS <br />All of the exhibits are available for inspection at the Hearing Examiner's O�ce <br />located at 2930 Wetmore Avenue, 8th floor, Everett, Washingtc�. <br />After due consideration of the testimony and evidence presented by the <br />Applicant, testimony and evidence elicited during the public hearinc�, and as the <br />result of the personal inspectron of the subject property and surrounding areas <br />by the Everett Hearing Exa�miner, the following Findings of Fact and <br />Conclusions constitute the basis of tho decision of the Everett Hearing <br />Examiner. <br />FINDINGS OF FACT <br />The Applicant requested approval of a Special Property Use Permit for <br />the construction of a 59 foot high steel monopole that wili support <br />wireless communication antennas. In addition, the project involves the <br />construction of an equipment shelter and security fer,cing. The project <br />will occur at 8215 Broadway Avenue, Everett, Washington. (exhibit 1) <br />2. The subject property is a 0.57 acre parcel of land (24,829 square feet) <br />that is zoned C-1, General Commercial. The Comprehensive Pian <br />design�tion of the subject property is 4.2, Communiry Business. The <br />existing use of the site is a trailer sales commercial operation. (exhibit 1) <br />3. The properties to the north and south are zoned C-1 and are developed <br />with a mmercial uses. The property to the east is Interstate 5. The <br />prope. ty to the west is zoned C-1 but is developed with multiple-family <br />uses. (exhibit 1) <br />4. The proposed monopole will be placed within 200 feet of the gateway <br />corridor (Broadway Avenue) and will be within 300 feet of a residential <br />development. Because of its proximity to the gateway corridor, a Special <br />Property Use Permit is required. (EMC 19.41.150.B, Tyler testimony) <br />5. In order for a Special Property Use Permit to be granted within the City of <br />Everett, the criteria of EMC 19.41.150.0 must be satisfied. A summary <br />of those criteria is: <br />
