13. Any broken or demaged curb,gutter end sidewalk shall be repaired/replaced at the direction of the <br /> City Public Works Inspector. <br /> 14. The conswction plans must be designed fiom e site survey performed by e licensed State of <br /> Washington land surveyor. <br /> 15. Temporary erosion control measures for conswction activity must be operetional prior to <br /> commencement of any clearing or earthwork. <br /> 16. Stortnwater runoff from impervious areas shall not be discharged to the combined sewer system. <br /> 17. If stormwater runoPf from 5,000 sq feet or more of paved azea is collected and discharged from tl�e <br /> site in a concentrnted 11ow,then trentment of the stormwater runofT is required prior to discharge to <br /> the separate storm system that exists in Califomie Street.The required treatment system in this case is <br /> a wet vault containing the 6-month, 24-hour stortn volume. <br /> 18. As an alternntive to collecting and treating stormwater on this site, if the underlying soils show <br /> edequate Qermeability,then porous pavement may be utiliud. The porous pavement system would be <br /> designed m accordance with the best available infortnation end guidelines. <br /> 19. Runoff f'rom the roof of the buildirg may be discharged directly into the separate storm drainage <br /> system in Califomia. <br /> 20. The 48-inch water main in the Pederal Avenue right of way must be located and protected during <br /> construction. <br /> 21. All chemicels or products of n ha�ardous or toxic nature that may be used or stored on the site must <br /> be stored under cover nnd isolnted from the stortn drainage system. <br /> 22. Availeble fire tlow may be limited at this site. When the Fire Department determines the required fire <br /> flow,the City will anniyu ihe watcr system and detertnine if improvements are required. An� <br /> improvements necessnry to meet the requircments of this development shnll be the responsibility of <br /> the developer and shull occur at the developer's expense. <br /> 23. A pedestrian circulation system for the site must be approved by the Planning Director and Traffic. <br /> Engineer prior to the issuance of any building permits. Walkways must allow pedestrians and <br /> wheelchairs to gain easy access from sidewalks and bus stops to building entrances through the usc <br /> of paths which are physically separated from vehicle traffic and maneuvering areas. (See the ciry's <br /> Design and Construction Standards and Specifications Manual and Section 39.165 of the Zoning <br /> Cude.) <br /> 24. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the <br /> Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in alI multiple family, <br /> commercial, industrial, and institutional developments and shall not be located in a required <br /> front yard setback area, or street side setback area for corner lots. Where an alley abuts a <br /> lot, the garbage receptacles, dumpster, or recycle bin shall be located adjacent to the alley. <br /> �1 <br />
