ENGINEERING/PUBLIC SERVICES <br />To: Sandra Alder, President <br />Capital Architects <br />From: Meg Haley, Plans Reviewer <br />Date: June 8, 2006 <br />Re: VOA Church, I West Casino Road, B0601-004 <br />After reviewing the summary that you e-mailed on June I to supplement the drawings that were sent the <br />last week of May, we scheduled a meeting today at the VOA Church to observe the existing conditions. <br />Per previous correspondence on this project, building additions to the church would either require a fire <br />wall, separating the addition from the church, or that the church would be sprinklered and fire alarmed, <br />per the requirements of the 1992 City of Everett Automatic Fire detection and Suppression Ordinance. <br />Following is our review of your code reference summary. <br />IBC 2003 704.3: Buildings on the same lot and the imaginary property line. <br />Assuming a zero lot line between the two buildings would be more restrictive than <br />what is required, since it would create a party wall condition in the code. The code <br />references tar party walls include 705.1 and 503.2, both of which require a fire wall <br />without openings. <br />IBC 2003 704.5 Wall rated for exposure from both sides. <br />Although code references for exterior walls may be consistent with the requirements <br />for a fire wall, we arc requiring a fire wall as defined in 705.1, to separate the additions <br />from the existing church. We are not requiring separate exiting on either side of the <br />fire wall, which should be rated as 2 hours per Table 705.4, and we are permitting a <br />door opening with a rated assembly of 1.5 hours. <br />IBC 2003 704.6 Stability required and height required per 704.11. <br />. The requirements for structural stability of a fire wall are referenced in 705.2. <br />IBC 2003 704.11 Parapets — use exception 2 so not required: (new addition is not more than 1000 so. <br />Although code references for exterior wall parapets share some similarities to the <br />requirements for a fire wall, we are reviewing this as a fire wall that separates buildings <br />having different roof levels, or stepped buildings per 705.6.1. <br />Additionally, there are fire wall requirements for horizontal continuity, IBC 705.5, and vertical continuity, <br />113C 705.6. <br />
