Thcsc comments address building issues only. <br />Revisions or additions may be required by other Icpartmcnts (such as Utilities, Planning or Fire). Code <br />references cited include the 2003 International Building Code (IBC), the 2003 International Mechanical Code <br />(IMC), the Washington State Energy Code, 2003 edition, and the Accessible and Usable Buildings and Facilities <br />ICC/ANSI Al 17.1-2003 (ANSI). All code references, as adopted by the City of Everett, include current revisions <br />by the State of Washington. In order for the processing of your application to continue, It will be necessary <br />to provide the Building Division with two complete sets of drawings reflecting the corrections requested: <br />I. The materials and means to create two-hour fircwall separating new construction from the existing <br />structure should be specified on (lie plans and sections, to include the following: <br />a. Since the building is expanding in overall size, the fire wall is required to separate the existing <br />construction from the addition of the two toilet rooms, per the Everett Automatic Fire Detection <br />and Suppression Ordinance, Ordinance 1902-92, 16.76.050; <br />b. The fire wall should extend to the outer edge of horizontal projecting elements, to include the <br />roofed 'Church Entry' area, per IBC 705.5.1; <br />c. Horizontal continuity of the fire wall construction to extend 18 inches beyond the exterior wall <br />construction per IBC 705.6 (exceptions as noted); <br />d. Vertical continuity of the fire wall construction to a supporting foundation wall per IBC 705.6.; <br />e. Vertical continuity of the fire wall construction to a termination point at least 30 inches above <br />both adjacent roofs per IBC 705.6.1 for'Stepped Buildings'(cxceptions as noted); <br />f. Openings in the fire wall, where allowed, should be protected per IBC Section 715.3, referenced <br />by IBC 705.8; <br />g. Structural independence from the existing walls and roofs per IBC 705.2; and, <br />h. Tested assemblies with a Grc-resistance rating of two hours referenced and detailed for the fire <br />wall, per IBC Table 705.4, exception (a.). <br />2. All toilet room accessibility requirements should be shown on the drawings for clarity: <br />a. Water closets and accessories should be dimensioned on the drawings Per ANSI Section 604. <br />Accessible stalls should have vertical grab per ANSI section 604.5.1; <br />b. Urinals and flush controls should be dimensioned on the drawings per ANSI 605 and 305; <br />c. At least one lavatory per toilet room (and associated fixtures) should be dimensioned on the <br />drawings per ANSI Section 606; <br />d. Centerline of stall dimensions and door clearances should be shown to comply with wheelchair <br />accessible toilet stalls per ANSI Section and Figure 604.8.3; <br />c.
