'Ifirough the process of elimination, the <br /> subject property was choaen because of its locations on arterials, the <br /> sufficient amount oE land availab:.e and tt±e ability of the school <br /> district to p�rchase the property. (Morgan testimony) <br /> 9. Zhe City determined that the elementary school is co�atible wi�� the <br /> sucro�uiding multiple-family usea, khe cannercial uses and the single <br /> family usea. (Doughty testimony) <br /> 10. Play areas for the school will be developed in the southeastern corner <br /> of the site. 'ihe play areas, which will be fenced, will be playfielda <br /> and soccer fields. (Doughty testirtany, Cwanings testimony) <br /> ll. A small peat bog located where the school building f.00tprint is shown <br /> on exhibit 8 will be drained, excavated and filled. 'Ihe City and the <br /> Applicant have indicated that they do not expect any sub-surface water <br /> problems a.a the reault of this operation. A peat bo9 wetland consisting of 4.5 acrea is located on the west side <br /> of the property, eecaase of the senaitivity of this portion of the <br /> site and the sensitivity of wetlands in the area, this bog will <br /> remain. It will be fenced and have a limited controlled access. In <br /> addition, it will be buffered by the average of 50' of natnral <br /> vegetation. (Wughty testimony, staff report) <br />
