With the monopole as <br /> proposed, existing services, or improved services by the Applicant, can <br /> be provided. (Finding 6) <br /> 4. All streets, utilities and public services are adequate to serve the <br /> proposed use. (Finding 7) <br /> 5. There will be no impact of tra�c generated by the proposed use. <br /> Pedestrian circulation and public safety will not be altered. Adequate off- <br /> street parking, on-site circulation and site access are not applicable to <br /> this proposal. (Findings 8 & 9) <br /> 6. The proposal is consistent with current development and is compatible <br /> with other uses in the area. The site has a historical use which over the <br /> years has proven to be compatible with the neighbofiood. (Findings 3 8 <br /> 22) <br /> 7. No signs are proposed by the Applicant. (Finding 11) <br /> 8. Additionai trees and shrubs will be required along the perimeter of the <br /> site. This .additional landscaping will allow the site to be landscaped, <br /> buffered and screened in a manner consistent wfth Landscape Category <br /> B standards. (Finding 12) <br /> 9. There will be no generation of nuisance initants, including noise, smoke, <br /> dust, odor, glare, visual blight or other desirable impacts. (Finding 13) <br /> 10. The proposal is consistent with the Everett General Plan. It promotes <br /> the efficient usc of land and minimizes environmental disturbance by <br /> requiring colocation of utilities. (Finding 14) <br /> 11. The proposal is amsistent with all local ordinances and state and federa� <br /> statutes and regulati��ns. (Finding 15) <br /> 12. Public transit and traffic reduction measures are not applicable to the <br /> current proposal. (Finding 16) <br /> 13.
