Variances are needed for the monopole to exceed the 28 foot maximum height limitation for the R-2 zone and the 150 foot setback requirements. (Findings 1 8 21) 16. The variances are necessary because of the historical development of the site and the limitations on the size of the site. The histo�ical development of the site has been for similar towers as proposed by the Applicant. The proposal will be consistent with this historical use. (Finding 22) 17. The requested variances will not be detrimental to the property in the area or to the subject property. (Finding 23) 18. The grant of the variances will be the same rights as other property owners in the area. (Finding 24) 19. The variances are the minimum necessary to al�ow the Applicant the same general rights as other carriers in the area. (Finding 25) 20. The requested variances are not the result of a self-created hardship. (Findinc� 27) C O Based upon the preceding findings of facts and conclusions, testimony and evidence submitted at the public hearing, and upo� the impressions of the Hearing Examiner at a site view, it is hereby ordered that the requested Special Property Use Permit for the removal of a 300 foot tall wooden tower and replacement with a 150 foot tall monopole on property at 3200 - 20th Street, Everett, Washington, is granted. In addition, variances are granted to allow the monopole to exceed the R-2 zoning, 28 foot limitation and reduce the 150 foot setback standard.
