Letter Stewart <br />August 27, 1991 <br />Page 2 <br />2. The proposed parking area north of Building 40-96 which <br />contains a grove of Pacific Yew trees is designated as <br />"Available for Future Development". The northern limit <br />of the approved parking area is approximately 730 feet <br />north of the North Perimeter Road centerline or the <br />southern edge of the cluster of Pacific Yew trees as <br />shown on Exhibit 7 of the Staff Report to City Council <br />on the Appeals of the Decision Document. Development <br />of the area designated as "Available for Future <br />Development" must be reviewed under subsequent <br />environmental and Zoning Code review. <br />stream Corridors C and D, and Wetland X are not <br />designated as "Available for Future Development". Per <br />Condition V.2A.b.(1).vi. of the Decision Document, <br />development of Stream Corridors C and D, and Wetland X <br />is to be avoided unless specific approval is granted by <br />the Planning Director for their relocation under <br />Subsections 37.160.A.3 and 37.160.B.2 of the City's <br />Zoning Code. No further SEPA review is anticipated, <br />although the supplemental studies required under <br />Section 37 of the Zoning Code must be submitted to the <br />Planning Department for review and approval. <br />This approved conceptual Master Development Plan is <br />intended to reflect substantive issues and procedural <br />requirements in the Decision Document. Where <br />conflicts exist between the Decision Document and the <br />Master Plan, requirements of the Decision Document will <br />supercede the Master Plan. Nothing in the Master <br />Development Plan relieves Boeing of the specific or <br />general requirements contained in the Decision <br />Document. <br />Note: The Decision Document is currently being <br />reviewed by the City Council on appeal; pursuant to the <br />administrative appeals procedures set forth in <br />WAC 197-11-680 and the City of Everett SEPA <br />Ordinance 1348-87, Sections VII.B.5 and VII.C. should <br />City Council choose to amend the terms or conditions of <br />the Decision Document, the Master Development Plan <br />Approval terms and conditions stated or implied in this <br />letter may be modified by the City accordingly. <br />
