N40-41 Plan Review ° W FRFj """••
Planning Dept. Comments ksep1 r
Dear Leonard:
The Planning Department has conducted a review of the plans for
building M40-41 submitted to the City for review on July 27, 1992
(civil set) . The following issues were raised durinq this
review:
i. Setbeck fro stree corridor 11. Page 21, condition 1.1 of
the Decision Document for the Master Plan specifies a 25
foot setback beyond the top of any slopes 25$ or grenter
that are asaociated with a stream. The attached exhibit A
indicates that the slope directly above and east of Stream A
and Wetland H is a 33 slope. This slope extends east into
an area shown as being developed with a retaining wall and
roadway. This development proposal is not consistent with
the terms of the Deciaion Document. Because Boeing nppeared
to be in the process of initiating work at the top-of-slope,
this issue is of critical importance.
2. Identification of Netlanda. The plans do not identify the
wetlands and streems by their 1► through Q desiqnators as set
forth in the EIS and Wetland Mitiqatlon Plan. These should
be included on any revised plans.
3. site Plan and Mitiqntion Plen Consistency. The Attnched
Exhibit B, from the Wetland Mitiqation plan dated Auqust 6,
1992, shows eurface parkinq to the west of Bldq. N40-41
which would result in the fillinq of Wetlsnd H and Stream
Corridor 1►. In addition, this same parking area extends to
the edge of Wetland G. The Decision Document states in
condition 1.1 that Stream A and associated wetlands (H)
shall be protected. Wetland G is required to have a 50 foot
buffer, plus a l0 foot construction setback. This
inconsistency must be rectified.
Location:2731 Wetmore Avenue
CITY OF EVEREI"f•3002 Wetmore• Everett, WA 98201 • (206) 259•8731 • Fax (206)259-8742•Scan:723-8731 '
