Conaistency xith the goals and policiea of the Everet[ General <br /> Plan for the area and the land use designation in xhich the <br /> property is located. <br /> J. Compliance with [he provisions of this ordinance and other City, <br /> State, and Federal regulations. <br /> 10. The Applicant provides social services for the City of Everett and <br /> Snohomish County. The social services include the provision of human <br /> service programs and direct client service programs. There ia a <br /> societal oeed for ehese services, and the Applicaat has adequately <br /> demonstra[ed that the subject property rrill be used to help deliver and <br /> administer these needs. <br /> 11. The sub�ect property is developed according to City street and sidewalk <br /> standards. There is adequate transit service available in this portion <br /> of [he City of Everett. The streets, utilities, and public services are <br /> adequate to support the proposed use. <br /> 12. The proposed increase will reault in ten new employees. In addition to <br /> the new employees there will be increased client traffic en-aite. <br /> However, the streets that front the subject property, including Colby, <br /> can adequately carry the increased traffic. The prcposal will nat <br /> result in r,igatficant increase of trafEic or have great impacts upon the <br /> City. <br /> 13. The Planning Director of the City of Everett is given authority pursuant <br /> to EZC 34.030 to establish minimum requirements of off-street parking <br /> for developments within a B-3 2one. The Planning Director has <br /> dete�ined that with the use of transit, ride share opportunities, and <br /> other parking Eacilities, adequate mcasures have been made to reduce <br /> parking needs in the area. The Applicant provided evidence that a lease <br /> that provides thirteen additional parking spaces will he available. <br /> ThSs additional parking will esceed the additional staff who will work <br /> on-site and is adequate to meet the needs for off-street parking in the <br /> area. <br /> 14. No significant changes to the structures and improvements will occur. <br /> The proposal will be consistent with the development of the surro�nding <br /> proper[ies, including size, height, location, setback, and arrangement <br /> of all propoaed buildings. <br /> e <br />
