• The basement in divided into two sectiuns. Fire Dept. comments was <br /> to provide automatic sprinkier protectiun to the west basement o• <br /> provide the requaired openings; or remove all combustible storage. <br /> The Owner has removed all combustible storage. <br /> • The East basemeni is approximately 1800 sq. ft., with two complying <br /> exits. It was noted that there are several options to considered in <br /> negotiating with tF�e Fire Dept.: <br /> • If the space is reduced to 1500 sq. ft., sprinklers will not be <br /> required. <br /> • Fire Department may require openings into this space for access <br /> via light-wells. <br /> • Contact Frank Marshall of the Fire Department for negotiation. <br /> 4. Egress: <br /> • Since the rough opening of rnost of the exit doors are 5'-0", the intent is <br /> to propose a single operable 3'-0" door with a stationary leaf for the <br /> balance. <br /> • Will need to caiculate total sq. ft. of the space to find the required <br /> linear feet of egress. i, <br /> • O�e half of the capacity will need to be able to exit out the mai� entry <br /> doors (lower floor onlyl. <br /> • Side exits on each side wiil need to provide egress for 1/3 of the occupant <br /> load, which will require an opening of approx. 2.66' (verify). In such case <br /> a single operable leaf of 3'-0" will meet the requirement. <br /> • Exit doors at the balcony: Do not p�t panic hardware on stationary leaf, <br /> center exit light over operable door. <br /> 5. Smoke vents on roof above stage: May need to provide new hatch. <br /> 6. Roll-up door at the stage: <br /> • There are (2) existing roll-up doors need to be replaced or <br /> • New doors need to have rated assemblies and self-closers for the 1-hr <br /> separation between audience seating and stage. <br /> 7. Accessibility: <br /> • Question was posed as to whether the seating count/ADA seating ratio <br /> would consider the entire theatre or just the lower floor. <br /> • In an existing condition such as this, lower floor count will be <br /> sufficient. � <br /> • Acc�?rdinc� to the code requirement of 300 to 500 seating, there needs <br /> to be (6) AGA seating provided. <br /> • Code requirement to disperse ADA seating should be exempt due to <br /> prohibitive existing conditions. This item should be included in a <br /> letter addressing all requested exemptions. � <br /> • Question was aosed as to whether the orchestra pit and stage wili need to <br /> be accessible ✓ia ramps. <br /> • The orch��stra pit will requlre a guardrail. <br />
