8. Services and Utilities 12 <br /> A. Standard Services <br /> 1. Common Areas <br /> As long as Workforce is not in default under any of the provisions of this Lease, City shall cause to <br /> be maintained the public and common areas of the Building, such as lobbies, elevators, stairs, <br /> corridors, lights and restrooms, in good repair and tenantable condition consistent with the operation <br /> and maintenance of the Building as a government office building, except for damage occasioned by <br /> any negligent act or omission of Workforce or Workforce's officers, contractors, agents, invitees, <br /> licensees or employees,the repair of which damage shall be paid for by Workforce. City shall <br /> furnish the public and common areas with electricity,heat, and air conditioning. City shall provide <br /> the common area toilet rooms with water, sewer,trash collection, and supplies. City shall also <br /> provide exterior window washing at reasonable intervals, and customary building janitorial service <br /> for the public and common areas. No janitorial service shall be provided Saturdays, Sundays or legal <br /> holidays. <br /> 2. Premises <br /> On hours and days described in the Rules and Regulations from time to time adopted by the City, <br /> ("Normal Business Hours"), City shall furnish the Premises with electricity for lighting and <br /> operation of low power usage office machines, water,heat and air conditioning, sewer, garbage <br /> collection, and elevator service. <br /> During all other hours, City shall furnish such services, including elevator service as reasonably <br /> required to provide access to the Premises, except for heat and air conditioning. If requested by <br /> Workforce, City shall furnish heat and air conditioning at times other than Normal Business Hours <br /> and the cost of such services as established by City shall be paid by Workforce as Additional Rent. <br /> No janitorial service shall be provided Saturdays, Sundays or legal holidays. <br /> B. Interruption of Services <br /> City shall not be liable for any loss, injury or damage to person or property caused by or resulting <br /> from any variation, interruption, or failure of such services beyond City's reasonable control to <br /> make any repairs or perform any maintenance. No temporary interruption or failure of such services <br /> incident to the making of repairs, alterations, or improvements, or due to accident, strike or <br /> conditions or events beyond City's reasonable control or changes in or reduction of such services <br /> shall be deemed an eviction of Workforce or relieve Workforce from any of Workforce's obligations <br /> hereunder. <br /> C. Additional Services <br /> The Building Standard mechanical system is designed to accommodate heating loads generated by <br /> lights and equipment using up to three and two tenths (3.2)watts per square foot.
