12 <br /> lights and equipment in the Premises that in the aggregate exceed such amount, Workforce shall <br /> obtain the written permission of City. City may refuse to grant such permission unless Workforce <br /> shall agree to pay the costs of City for installation of supplementary air-conditioning capacity or <br /> electrical systems as necessitated by such equipment or lights. City shall be entitled to install and <br /> operate at Workforce's cost a monitoring/metering system in the Premises to measure the added <br /> demands on electricity, heating, ventilation, and air-conditioning systems resulting from such <br /> equipment and lights and from Workforce's after-hours heating, ventilation and air-conditioning <br /> systems requirements. Workforce shall comply with City's reasonable instructions for the use of <br /> drapes,blinds and thermostats in the Premises. Payment for Utilities and Services <br /> Workforce shall pay the metered electrical service use associated with its useable space. <br /> 9. Improvements <br /> A. Ownership and Removal of Improvements <br /> Upon expiration or sooner termination of this Lease, all temporary and removable improvements <br /> and additions to the Premises then owned by Workforce shall be deemed property of the Federal <br /> Government. At any time or times while this Lease is in effect, and at any time within ten(10) days <br /> after the expiration or termination of this Lease, Workforce shall have the right to remove all <br /> movable furniture and trade fixtures located on the Premises which belong to the Federal <br /> Government, upon the condition,however, that Workforce repair at its expense any damage caused <br /> to the Premises by such removal. . <br /> B. Tenant Improvement Reimbursement <br /> Workforce agrees to reimburse the City up to $42,500 for Shell and Core improvements set forth on <br /> Exhibit C. The agreed upon reimbursement shall be made in equal payments of two-hundred (200) <br /> dollars per month as Tenant Improvement Rent. <br /> C. Insurance on Improvements <br /> Workforce shall carry broad form perils (commonly referred to as "all risk") coverage, excluding <br /> earthquake and flood, in the amount of 100% of replacement cost, on all Workforce improvements <br /> paid for by Workforce and all other personal property of Workforce, including without limitation all <br /> furniture, furnishings, fixtures, equipment, improvements, and appurtenances of Workforce, in the <br /> Premises. In the alternative, Workforce shall pay to City as Additional Rent its pro rata portion of <br /> any hazard insurance which City may carry to insure Workforce improvements or other personal <br /> property in the Premises which improvements or property are paid for by City. <br /> 97 Page 8of21 <br />
