These are not SEPA <br /> conditions. All requirements are preliminary in nature, and are based upon the preliminary site <br /> plan and the ordinances in effect at time of submittal for SEPA review. The proposal must <br /> comply with all ordinances in effect �t the time a complete building permit application is <br /> filed, includi�g those not specifically set forth herein. (Exception: For vesting under the <br /> Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning Department <br /> for information regarding appeals processes for the requirements listed in this document. <br /> l. Detailed drawings in accordance with City Design and Construction Standards shall be <br /> submitted to the Public Works Department, showing site parking layout, landscaping, <br /> utilities, storm drainage, temporary construction erosion control, and aIl required <br /> improvements in the public right-of-way. Public Works Department approval of these <br /> drawings is required prior to any permits oeing issued. All improvements shall be <br /> completed and approved warranted before the Occupancy Permit is issued/final approval <br /> is granted. <br /> 2. My grading/fill on this site shall be done so as to not impact the surrounding propenies. <br /> 3. This project must comply with the current City of L-verett Building Code and Sprinkler <br /> Ordinance with regards to automatic sprinkler and fire alarm systems. <br /> 4. 3pecial charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1171-85 and subsequent revision are applicable. Credit for these charges shall <br /> be given for the existing buildings on the site The actual charges shall be computed by the <br /> Public Works Department per the ordinance in effect at the time and according to the <br /> information on the approved plans at the time of building permit issuance. <br /> 5. The applicant will be required to provide a bus shelter with concrete pad and bench. <br /> George Baxter or pon Prater of transit operations (259-8863) can provide applicant with <br /> specific design and location. <br /> 6. On-site detention is required, unless design calculations sho�v that less than 250 cf. of <br /> detention is required for this site per ciry standards. <br /> 7. The existing driveways on Colby Ave. that are not to be used with this proposal must be <br /> removed and replaced with curb, gutter and sidewalk per City Standards. <br /> 3 <br />
