8. Lack of comment on the plans submitted with the application does not constitute approval <br /> ofthese plans. <br /> 9. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression_and street cleaning must occur as directed by the Public <br /> Works Inspector. <br /> 10. The existing gravel alleyway along this propeny's frontage must be paved per City <br /> standards including any necessary drainage system improvements. <br /> 11. A Performance Guarantee is required for alley improvements prior to any building pertnit <br /> being iss�ed. <br /> 12. A one year warranty is required for the alley and public drainage improvements in the <br /> amount of 10% of the cost to install the facilities. <br /> 13. As-builts of the public storm sewer Lvill be required to be submitted per City Design and <br /> Construction Standards and Specifications. <br /> 14. A permit is required for the destination of the fill. <br /> 15. Parking must be per City Zoning Code and City Uesign and Construction Standards and <br /> Specifications. <br /> 16. Any rockeries or retaining walls proposed in required setback areas must be in <br /> conformance with Section 39.150 of the Zoning Code. <br /> 18. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of <br /> the Zoning Code. <br /> 19. Building setbacks must be a minimum of ten feet front yard and side yards and five feet <br /> rear yard for the R-5/C-O zone and no setback for the B-1 zone. Buildir.g height shall be <br /> a maximum of 80 feet for the R-5/C-O zone and 35 feet for the B-1 zone. All office <br /> buildings shall be located so the front building facade is located on the front yard setback <br /> line. No portion of the property located between the front lot line and the building shall be <br /> used for off-street parking. <br /> 20. Landscaping must be provided per Section 35 of the Zoning Code.
