a. A landscape strip a minimum of ten feet wide must be provided in the front yard <br /> setback area along the Colby Avenue frontage, except for the driveway. This area <br /> shall be planted with Type IfI landscaping. <br /> b. A landscape strip a minimum of five feet wide must be provided along the north <br /> and south property lines. This area shall be planted with Type III landscaping. <br /> c. A minimum of 473 square feet of landscapin� shall be provided in the interior of <br /> the parking lot for the 27 parking stalls. Landscaping must be provided per <br /> Section 35.080E of the Zoning Code. <br /> d. Prior to issuance of any permits, landscaping plans must be reviewed and approved <br /> by the Planning Department per Section 35.100 of the Zoning Code. The <br /> landscaping plan must show location and dimensions of required vegetated swales, <br /> wetponds, detention ponds, rockeries and retaining walls, and grading at 2 foot <br /> intervals. Irrigation systems must be provided in all landscaped areas per Section <br /> 35.130 of the Zoning Code. A t�vo year maintenance assurance device m�st be <br /> provided for the landscaping per Section 35.130B of the Zoning Code. <br /> 21. Based upon 10,000 square feet of Type V-I, sprinklered constniction, the fire flow <br /> requirement is 850 GPM. <br /> 22. Access: The Uniform Fire Code requires that all new structures shall provide Fire <br /> Department access roads to within I50 feet of all portions of the ground floor. Fire <br /> Department access roads (Fire Lanes) shall provide a minimum of 20 feet in width of <br /> unobstructed, all season driving surface witli a minimum clear height of 13 '6". Fire lanes <br /> will be posted and maintained as required by the Fire Department. Access as proposed on <br /> the reviewed site plan is acceptabie. <br /> 23. Portable Fire Protection: A ponabie fire extinguisher with a minimum iJL rating of <br /> 2A:lOB/C shall be provided within 75 feet travel distance on each Floor of all portions of <br /> each buildins during construction. I <br /> 24. Premise fdentification: The premises shall be clearly identified by the correct address at: <br /> the street entry. Buildings shall be clearly :dentified so as to be visible and legible from the <br /> accessroad. <br /> 25. When access to or within a structure or an area is unduly difficult because of secured <br /> openings or where immediate access is necessary for life saving or fire-fighting purposes, <br /> the Fire Department may recommend or require a key box to be installed in an accessible <br /> locacion.
