Narrative Statement, dated November 1, 2006 <br />All of the exhibits are available for inspection at the Hearing Examiner Pro Tem's O�ce <br />located at 2930 Wetmore Avenue, 8th floor, Everett, Washington. <br />Based upon a review of the above record, the following Findings of Fact and <br />Conclusions hereby constitute the basis of the decision of the Everett Hearing Examiner <br />Pru Tem. <br />FINDINGS OF FACT <br />The subject property, an 8,266 square toot parcel, is I��cated within the City of <br />EvereK at 5108 Colby Avenue. A 1,092 square foot single-family residence with <br />an attached single-car garage exists on the site.� Access to the residence is via <br />a driveway from Colby Avenue and via an alley at the rear of the site. Exhibit 1, <br />Staff Report, Page 1; Testimony of Mr. Siddiq. <br />The Applicant requested relief irom the standards of Everett Municipal Code <br />(EMC) 19.7.020(B) and 19.7.020(H) in order to allow for the construction of an <br />accessory structure - a two-story, two-car detached garage.Z The proposed <br />structure would measure 26-feet by 26-feet with a height of approximately 22 <br />feet. The structure, as proposed by the Applicant, exceeds the maximum height <br />and square footage permitted under EMC 19.7.020 for accessory buildings, <br />thereby requiring the requested relief. The garage is to be located on the soulhwest portion of the site and would have <br />access irom an alley at the rear of the property.
