8. The generation of nuisance irritants such as noise, smoke, dust, odor, glare, visuai blight <br />or other undesireble environmental impacts. <br />Findings: The proposal should not generate any nuisance irritants other than those which may <br />currently exist on site. <br />Conclusfons: No adverse impacts related to noise, smoke, dust, odor, glare, visual blight or <br />olher undesirable impacts are anticipated as a result of the proposal. <br />9. Consistency with the goals and policies of the Everett Generel Plan and the purpose of <br />the zone in which it is located. <br />Findings: The site is designated 1.6 Mulliple Family 20-29 Dwellings per gross acre on the City <br />of Everett's General Plan map. The existing use of the site is considered nonconforming. <br />Conclusions: The site is developed with a legal non-conforming use which has been located <br />on site for over 50 years. Continued development of the site shouid be done in a way that is <br />sensitive to the residential surroundings. <br />10. Consistency with the environmental policies as stipulated in the City's SEPA ordinance. <br />Findings: The proposal is below SEPA threshoid and is exempt from SEPA requirements. <br />Conclusion: An environmental checklist and review is not required. <br />11. Compliance with the provisions of this Ordinance and other City, State and Federal <br />regulattons. <br />Findings: The proposal will comply with the conditions of this approval and all necessary <br />building and associated permits must be obtained. <br />Conciusions: The proposed stn�cture has already been consiructed on site without the <br />benefit of perntifs. The City may require the owner to expose the existing stnicfural <br />members and/or electrica! system for inspection. The appiicant must comply with the <br />conditions of approval and obtain any other required local, stale and/or federal permits. <br />DECISION: The Planning Director hereby apptoves the proposed expansion at 5201 Colby Avenue <br />wilh the following conditions: <br />1. Access - O.K. as shown on the site plan reviewed. <br />2. Fire Fiow - Fire flow reGuirements for this structure are 1,750 gpm. <br />3. Gara es - Install a portable fire extinguisher �ith a minimum U.L. ra:ing of 2-A:40-B:C within 30 feet <br />travel distance of all portions of this building. <br />4. Fire Alarm System - An approved automatic fire detection system shall he provided as required by <br />City Ordinance No. 1902-92, Chapter 16.76, of the tverett Municipal Code. <br />Plans for such system shall be submitted tn the Fire Marshal for review and approval prior to <br />installation. Submittal shall include cut sheets of all equipment intended For use. Appropriate trip <br />tests, witnessed by a Fire Department inspector, shall be performed, along with a certificate of <br />completion, prior to tinal acceptance of the sysiem. <br />Fire alarm systems shall be installed according to NFPA Standard 72. <br />� <br />
