Fire alarm systems shall be installed under permit of the City of Everett Building Department. <br />Eiectrical inspections and approval are required prior to caliing for acceptance tests. Call (425) 257- <br />8810 for permit information. <br />5. Fire Safety - Fire safety practices during construction shall be in compliance with Article 87 oF the <br />Uniform Fire Code. <br />6. Demoiition ot buildings shall be in compliance with the provisions of Uniform Fire Code. Section <br />8706 'Firesa(ety during Demolition.' <br />7. A building permit is required. The City may require the owner to expose the existing structural <br />members and/or electrical system for inspection. <br />8. A minimum of thirteen (13) parking stalls is required on site. Parking must be provided per City <br />Design and Construction Standards. <br />9. No long term storage of vehicles shall occur on site, and this storage shall only be provided for cars <br />that are being serviced at Conaway Motors. There shall be no outdoor sterage of cars that are <br />being stripped for parts, or outdoor storage of parts related to vehicle repair. The area used to <br />house cars awaiting repair should be screened with a site obscuring fence. <br />10. Parking of vehicles related to Conaway Motors operation should occur off of the pubiic right-of-way.. <br />11. Aoproval of a detailed landscape plan for the site is required prior to issuance of building permits for <br />the proposal. The pian must show the location, type and size of plantings to be installed. <br />Landscaping on site shall be as foliows, unl2ss a landscape modification is approved by the City: <br />• 10' of Type III landscaping along Colby Avenue <br />• 10' or the distance between ihe lot line and the buiiding of Type III landscaping along 52"° <br />Avenue <br />• 15' Type II or 10' Type I landscaping along the southern property line <br />• Landscaping is not required through existing curb cuts or drivelanes <br />12. Assurance Devices will be required upon approval of the landscape plan and prior to issuance of <br />buiiding permits. The periormance assurance devise shall be 300% of the cost of work or <br />improvements. A cost estimate list must be provided to the City along with the landscape plan and <br />assurance devise. A maintenance assurance is also required in lhe amount of 10% of the cost of <br />replacing the materials covered by the devise. <br />If a complete application has not been filed for a building permit or equivalent construction <br />permit within eighteen (18) months from the approval date of this decision, the permit shall be <br />deemed terminated, unless an extension is granted. Ir the permittee requests an extension in <br />writing not later than eighteen (1 S) months from the land use permit date, the Director may grant <br />a six (6) month extension. <br />Right to Appeal: This decision is appealable to the Cify of Everett Hearing Examiner. Any such appeai <br />must be filed within fourteen (14) calendar days of the date specified below. Appeal forms are available <br />irom the Planning Department and must be submitted along with the required fiiing fes.
