The application is for the approval of an amended <br /> r�', �w � Contract Rezone #2-80 and a variance to allow 45 <br /> H � on-street angle parking stalls in order to meet the <br /> � y � off-street parking standards for property that is <br /> N H • located at SOth and Evergreen Way, in the City of <br /> � d y Everekt, Washington. <br /> � � N 2. The City of Everett Comprehensive Plan designation for <br /> y o y the subject property is Commercial. The zoning for the <br /> subject property is B-2, Contract Razone. It is the <br /> intent of the Applicant to maintain the B-2 Contract <br /> Zoning designation but to amend the original Contract. <br /> 3. An Enviconmental Checklist has been prepared pursuant to <br /> the State Environmental Policy Act and a Declaration of <br /> Non-Significance has been issued for the project. <br /> 4. The site conditions of the subject property are <br /> developable for a project as that proposed by the <br /> Applicant. <br /> i���`„ 5. The requested amended Contract Rezone will result in the <br /> �� use of the subject property for a commercial use in <br /> i ; conjunction with the adjoining property, the B & M <br /> 1 i Shopping Center . The requested rezone amendment is <br /> '�� reasonable. <br /> I �r� <br /> ; 6. The requested zoning amendment is not contrary to the <br /> established land use pattern along Evergreen Viay, <br /> � ��� 7. With street improvements, including curbs, gutters , <br /> sidewalks, traffic and pedestrian circulation will be <br /> inproved in the area. <br /> il `_ <br /> 8. Adequate utility facilities are avail.able to service the <br /> subject property. <br /> , 1 9. The City has proposed the joint project to eliminate <br /> I �1�. , flooding problems. With the joint project, the drainage <br /> on site will be controlled. <br /> i <br /> � 10. Fire hydrants will be provided to meet Fire Department <br /> � 1 � regulations and City Code requirements. <br /> w <br /> 11. With the use of a variance, adequate parking will be <br /> � provided. <br /> 12. The site will be properly landscaped. <br />
