Agency & Department Comments <br /> After due consideration of the evidence pr_sented by the <br /> Applicant; evidence elicited during the publir, hearing; and as <br /> the result of the personal inspection of the subject property <br /> and surtounding areas by the Everett Hearing Examiner , the <br /> following findings of fact and conclusions constitute the basis <br /> of the recommendation of the Everett Heariny Examiner . <br /> FINDINGS OF FACT <br /> 1. On August 12, 1981, the Everett City Council approved a <br /> I !/�"�j' B-2 Contract Rezone for the subject property located at <br /> •�� SOth and Evergreen Way. The rezone was sought in order <br /> j ' to develop the ptoperty with professional offices in a <br /> I thre.e-story building. (Wood testimony) <br /> i ��� , <br /> �i ��� 2. It is the intent of the Applicant to amend the B-2 <br /> I • Contract Rezone to allow commercial activity to occur on <br /> � site. In addition, approval of a modified site plan <br /> � ���I, from the approved plan is requested. (Wood testimony) <br /> �� <br /> 3. Phe site is a 1.09 acre tract of land that has been <br /> � zoned B-2 with Contract. The 1967 Comprehensive Plan of <br /> the City of Everett and tl�e 1972 Comprehensive Plan of <br /> 'I �� the City of Everett show the site as a commercial node. <br /> The 1972 Plan recommends that the highest priority be <br /> placed on road and access improvements in the vicinity. <br /> ' S 1 ( , (Staff report) <br /> 9 . In submitting their request for an amendment to the B-2 <br /> ! Contract Rezone, the Applicant submitted a revised �ite <br /> �s plan shuwing the locacions of the structures within the <br /> � � proposed development and the traffic circulation and <br /> parking as proposed. A copy of the site plan is <br /> available for inspection at the Everett Hearing Examiner <br /> Office. (site plan, Exhibit 3) <br />
