. I s <br /> INFORMATION FOR DEVeLOPER: <br /> The following infortnation is provided for the developer's benefit. These are not SEPA <br /> conditions. All requirements are preliminary in nature, and are based upon the preliminary site <br /> plan and the ordinances in effect at time of submittal for SEPA review. The proposal must <br /> comply with all ordinances in effect at the time a complete 6uilding permit application is <br /> filed, inciuding those not specifically set forth herein. (Exception: For vesting under the <br /> Zoning Code, please refer to Section 44 of the Zoning Code). Contact the Planning <br /> Department for information regarding appeals processes for the requirements listed in this <br /> document. <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with <br /> City Design and Construction Standards shali be submitted to the Public Works <br /> Department, showing site parking layout, landscaping, utilities, ston7 drainage, � <br /> temporary construction erosion control, and ali required improvements in the public <br /> right-of-way. F'ublic Works Department appro�•al of these drawings is required prior to <br /> any permits being issued. All improvements shall be completed and approved <br /> warranted befora the Occupancy Permit is issued/final approval is granted. <br /> 2. Full standard half street improvements are required to Evergreen Way and Highway <br /> Place, including but not limited to curb, gutter, sidewalks, street widening and drainage <br /> control per City Design Standards. Requirement for Evergreen Way improvements will � <br /> not apply '`they are done with the proposed Evergreen Way Local Improvement District. � <br /> 3. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Development. <br /> 4. This project must compiy with the current City of Everett Building Code and Sprinkler <br /> Ordinance. <br /> 5. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are based <br /> on projected water usage and can be substantial. Applicant is encouraged to obtain a <br /> copy of the Ordinance and determine estimated charges prior to 6uilding permit <br /> application. The actual charges shall be computed by the Public Works Department per <br /> the ordinance in effect at the time and according to the information on the approved <br /> plans at the time of buiiding permit issuance. Credit for the existing use on this property <br /> will be given as per this ordinance. <br /> 6. City streets and alleys are to be kept ciear of dirt and debris at all times during <br /> construction. Dust suppression and street cleaning must occur as directed by the Public <br /> Works Inspector. <br /> 7. A one year warranty is required on the public improvement for an amount not less than <br /> 10% of the cost of construction and shall run for one year from the date of final <br /> approval�ssuance of the first Occupancy Permit. <br /> 8. A Performance Guarantee is required for street improvements on Evergreen Way and <br /> Highway Place prior to any building permit being issued. <br /> 9. A pedestrian circulation system for the site must be approved by the Planning Director <br /> and Traffic Engineer prior to the issuance of any building permits.
