(See the city's Qesign and Construction Standards and . ;
Specifications Manual and Section 39.165 of the Zoning Code.) Walkways must be :} .:
provided from the proposed building to Evergreen Way and to Highway Piace. ; .
10. On-site detention of stormwater runoff is required per City standards. ; .
>.
11. Treatment of stormwater runoff from paved areas must occur, per City standards, prior t:
to discharge of th^ stormwater from the site or to a :tream or wetland. Stormwater
detention/retention, quality protection, and treatment requirements for this project shall _
be those requirements in effect at the time of application for Public Works permits.
..
Stormwater treatment is currently required when 10,000 square feet of pavement is
created by a project and three options for stormwater treatment are presented in the t
current City standards. The least preferred option is allowed only if the first two options
are infeasible in the opinion of the Public Works Department. The options for
stormwater treatment are, in order of preference:
a. an infiltration basin designed and constructed according to City standards, if suitable
soils exist on the site.
b. a wetpond designed and constructed to City standards.
c.a baffle-type illwater separator followed by a vegetated swale, both designed and
constructed according to City standards. .
:
Due to the developed nature of this site, an infiltration basin will probably not be feasible
due to past compaction of soils. ThePfore aetoond designPd and constructed in '.
accordancetiith Gitv standards will be reqirpd if the amount of new pavemell
1g 000 saare feet or more.
12. In addition to standards requiring treatment of stormwater runoff from newly created
paved surfaces, the City also has redevelopment standards which call for stormwater
runoff to be treated, to the maximum extent practicable, when existing projects
redevelop. A wetpond should be provided to treat stormwater runoff all pavement
associated with this project. If a wetpond large enough to meet City standards is not
achievable due to spatial limitations on the site, the design of the pond should macimize
the volume provided in a vegetated cell, a wetvault with a minimum volume per City
standards should be provided upstream of the pond for sediment removal, and roof-top
runoff should be kept separate from pavement runoff in order to maximize the treatment
efficiency of the wetpond.
13. The Appiicant shall coordinate the bus stop/shelter location and design with the Everett
Transit Department.
14. Parking must be per City Zoning Code and City Design and Construction Standards and
Specifications. For the 12,000 square feet of office space proposed, a minimum of 31
parking stalls is required. A minimum of 3 handicap spaces must be provided.
 2930 Wetmore, Suite 100, Everett,WA 98201 Si (206) 259-8731, Fax (206) 259-8742
4
I

.
