� V <br /> 15. Placement and screening of refuse disposal areas must be provided per Section 39.080 <br /> of the Zoning Code as foilows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all <br /> multiple family, commercial, industrial, and institutional developments and shall <br /> not be located in a required front yard setback area, or street side setback area <br /> for comer lots. Where an alley abuts a lot, the garbage receptacles, dumpster, <br /> or recycle bin shall be located adjacent to the alley. <br /> b. All garbage dumpsters and recycle bins must be screened from view from the <br /> street and from adjacent properties. This screening may be done using dense <br /> vegetation or by placing the dumpster or recycle bin in a structural enclosure. <br /> c. For specifics on design of refuse and recycling facilities, contact Rubatino <br /> Refuse Removal, Inc. at 259-0044 for areas generally north of 112th Street. For <br /> areas east of I-5 from Valley View south, contact Waste Management Northwest, <br /> inc. at 337-1197. <br /> 16. Any rockeries or retaining walls proposed in required setback areas must be in <br /> conformance wi'rh Section 39.150 of the Zoning Code. <br /> 17. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 ,� <br /> of the Zoning Code. <br /> 18. Building setbacks must be a minimum of 10 feet side yard and 10 feet rear yard. <br /> Building height shall be a maximum of 28 feet, due to the site being within 50 feet of an <br /> R-1 zone. Note: the applicant applied for a variance to allow the building height to be <br /> 35 feet. A hearing will be conducted regarding the variance request by the Hoard of <br /> Adjustment after conclusion of the SEPA process. A public hearing on the variance is <br /> tentatively scheduled for February 3, 1997. <br /> 19. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this <br /> must include the following: <br /> a. A landscape strip a minimum of ten feet wide must be provided in the front and <br /> rear setback areas along the Evergreen Way and Highway Place frontages, <br /> except for the driveways. These areas shali be planted with Type III <br /> iandscaping. <br /> b. A landscape strip a minimum of five feet wide must be provided along the north <br /> property line. This area shall be planted with Type ill landscaping. <br /> c. A landscape strip a minimum of 10 feet wide must be provided along the South <br /> praperty line where the property abuts the R-1 zone. This area shall be planted <br /> with Type I landscaping. Note: the Applicant applied for a variance from the <br /> Type I landscape standard. A hearing will be conducted regarding the variance <br /> request by the Board of Adjustment after conclusion of the SEPA process. <br /> d. A minimum of 1,814 square feet of landscaping shall be provided in the interior <br /> of the parking lot for the 72 parking stalls. Landscaping must be provided per <br /> Section 35.080E of the Zoning Code. <br /> e.
