If a complete application has not been filed for a building permit or equivalent construction permit <br />within eighteen (18) months from the approval date of this decision, the permit shall be deemed <br />terminated, unless an extension is grented. If the permittee requests an extension in writing not <br />later than eighteen (18) months from the land use �ermit date, the Director may grant a six (6) month <br />extension. <br />INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's benefit. These are not SEPA conditions but are <br />associated with c!her laws or requiremenls. All requirements are preliminary in nature, and are based upon <br />the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The proposal <br />must comply with all ordinartces in effect at the time a complete building permit application is filed, <br />including those not specifically set forth herein. (Exception: For vesting under the Zoning Code, <br />please refer to Section 44 of the Zoning Code). Contact the Planning Department for information regarding <br />appeals processes for the requirements listed in this document. <br />A Public Works Permit is required for this project. Detailed drawings in accordance with City <br />Design and Construction Standards shall be submitted io the Public Works Deparlment, <br />showing site parking layout, landscaping, utilities, storm drainage, temporary construction <br />erosinn control, and all required improvements in the public right-cf-way. Public Works <br />Department approval of fnese drawings is required prior to any permits being issued. All <br />improvements shall be completed, approved and warranted 6efore ttie Occupancy Permit is <br />issued. <br />2. Full standard half street improvements are required to E. Cady Road including but not Iimited <br />to curb, gutter, sidewalks, street widening and drainage control per City Design Standards. <br />3. Parking must be per City Zoning Code and City Design and Construction Standards for <br />Development. <br />4. A minimum of 20 parking stalls is required on site for the proposed 40-student classroom <br />activity. <br />5. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br />6. This project must comply with the current City o� Everett Building Code and Sprinkler <br />OrdirancP. <br />Special charges for connection to the sewer and water systems in ac;.ordance with Ordinance <br />1998-94 and subsequent revision are applipble. These charges ai e based on projecte,l water <br />usage and can be substantial. Applicant is ericouraged to obtain a copy of the ordinanc� and <br />determine estimated charges prior to building permit application. The actual charges shall be <br />computed by the Public Works Department per the ordinance in effect at the time and <br />according to the information on the approved plans at the time of building permit issuance. <br />8. The driveway on Evergreen Way must bP removed and replaced with curb, gutter and sidewalk <br />per City standards. <br />9. Lack of comment on the plans submitted with the application does not constitute approval of <br />these plans. <br />1 �. City streets are to be kept clear of dirt and debris at all times during construction.
