11. As-buills of storm sewer, sanitary sewe�, and water systemswill be required to be submitted <br />per City Design and Construction Standards and Specifications for Development. <br />12. Any bruken or damaged sidewalk shall be repaired/replaced per !he City Public Works <br />Inspector. <br />13. Walkways must be provided from Evergreen N1ay to the building. <br />14. Runoff from lhe ps,rking lot to the south of this project dr3ins overland to une of this site's <br />existing catch basins (the type II located along the side of the building). The design of the <br />landscape strip must not block the ilow of water and creale flooding conditions on the adjacent <br />property. <br />15. Delention of storm water runoff is required in accordance �vith Cih/ standards. <br />16. Treatment ,�f storm water runoff fr�m new and redeveloped pavc�d areas must occur, per City <br />standards, prior to discharge of the storm water from the site or t�:, a stream or welland. Storm <br />water treatment is required when 5,000 square feet of pavement is created and/or redeveloped <br />by a project. Any existing pavement that will undergo olher than routine maintenance as a <br />result of this project will be considered redeveloped pavement. In addition, the storm water <br />facilities must be sized to treat the runoff from any area ihat "runs on" to the new and/or <br />redeveloped paved areas. r <br />17. The options for storm �vater treatment for lhis project are: <br />a. A wet pond (up to 85% of the required treatment volume can be in an underground <br />tank/vault, but a minimum of 15% of the volume must be provided in a surface, sun- <br />receiving, shallow-depth, vegetated pond). <br />b. A constructed wetland. <br />18. All storm water facilities shall be designed in accordance with City standards. <br />19. Access - O.K. as shown on the site plan reviewed. <br />20. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire lanes shall be <br />identified by red curbs wiih white stenciling stating "NO PARKING - FIRE LANE" and vertical <br />signs stating "NO PARI<ING - FIRE LANE - TOW AWAY �UNE." Location shall be approved <br />by the Fire Marshal. <br />21. Signs - Signs stating 'NO PARKING - FIRE LANE - TOW AWAY ZONE' shall be provided the <br />length of lhe easement access. Locations are to be approved by the Fire Marshal. <br />22. Premise Identification - Premises shall be clearly identified by the correct address at the street <br />entry. Buildings shall be clearly identified so as to be visible and legible irom the access road. <br />Individual apartments and suites, where applicable, shall be clearly and legibly identified from <br />the access road. <br />Address numbers shal/ be a minimum of 6 inches in height. <br />23. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br />24. Fire Hydrants - Locations as shown on the site plan are acceptable. <br />25.
